Summer Bay Resort worth 175,000 RCI points?

Sumday has a week 13 listed on eBay at Summer Bay. It's listed as a 3BR worth 175,000 points annually. Is this even possible? I can find no combination of 3BR lockoffs that can add up to this. My week 27 is 126,000, the top number of points shown on the points grid. It lists MF at $1304 and unit 303AB. The unit numbers should be 6 digits.

The AB unit number is throwing me off but my first thought with MF and points would be Houses or Reserves but even those seem to only get 155,00 for the 3 br unit.

So looking at the ad (408303) I would say it is in the 400's and the 175,000 is what is currently in the account, not what would be allocated annually-despite what the ad says.

That's what I was thinking too. I sent them 2 messages advising to double check it so the buyer isn't upset when they find out it's not right. Both responses were they it's 175,000. They didn't seem to care that it's probably wrong.

I am skeptical of Sumday, we are waiting on the deed on a timeshare we bought from them its been 8 weeks ?

What I like about Sumday is they have their ducks lined up and ready to go for the most part when they are advertising. They have an estoppel and a signed deed ready to go. It doesn't mean the estoppel is accurate, which I suspect is the case here and it doesn't mean there won't be snags along the way. 60 days is long for Sumday but sometimes there are problems that they are working to clear up. They may not be able to clear it up.

There is more than one ebay seller these days that you are lucky if they start to work on creating a deed to send out to the seller 30-45 days after you have paid. A file literally sits on a table or in a cabinet until there is someone who starts to work on it and it could sit with nothing being done for a month or more. When they say 90-180 days they mean 90 days is the minimum for the most common, uncomplicated electronic filing with a very co-operative seller.

I've bought 2 from Sumday because of the reviews. The last one was my second week at Beachwoods. They advertised it as weeks and not points. The estoppel and a confirmation from my contact at the resort said it's in points. So I go back to them to get the previous owner to sign the MTA so I can get it in my points account. (69,000 points, $710 MF) They weren't very willing to help with this.

An email a month after my request and they say they hadn't gotten anything yet. So I send a letter and application already filled out to the previous seller using the address on the docs. This was last Saturday. Got a call Tuesday asking me about it. When I explained it, this lady was very understanding and said she would sign and send it back. I think the problem was they didn't really know what they had and Sumday made little to no effort to verify with the resort & RCI what kind of account they had.

Hopefully I get the doc back in the mail and then off to RCI.

Because I have bought from them I will send them a message on eBay when I see an obvious error in an auction listing. They have thanked me and made the change.

I also do this for vaca4life2. My dealings with both were great so I try to help them out when I can.

One example is they had the check in days at a resort I'm very familiar with listed as Fri or Sat. That resort is only Sat check in and a new buyer may get upset with the error.

If Summer Bay is managed by Orange Lake, do not buy.
They will not honor the Points contract. They claim in needs to be a family member transfer to hold the points. You will immediately be placed into a Floating weeks ownership.

Summer Bay is managed by Exploria Resorts and they do honor the points contracts.

The Summer Bay in Las Vegas morphed into the HICV HIVC program. The Orlando/Clermont resort did not. As Harvey said, it is Exploria.

Summer Bay in Vegas managed by Orange Lake, does not honor the Points contract on a resale.

Yes. That's how I got mine last year. It's an EOY Even, week 27 in a 3 BR worth 126,000. Transferred with no problem.
I know Orange Lake recently changed and if that is not where your timeshare is from and/or your using someone else's tineshare.... You can only go there 1 out of every 4 years.

Looking at buying a Summer Bay resale just wanna be SURE!-Thanks
