While driving to visit family in Massachusetts the other day, I had the pleasure(?) and opportunity to hear (multiple times) radio advertising by still another (but heretofore unknown, at least to me) "timeshare exit company".

Yes folks, Titan Exit Company is apparently now available to "assist" you. No longer must you choose only among Wesley Financial Group, Timeshare Exit Team, Parasites 'R Us, or the vaunted firm of Dewey, Cheatem and Howe in your quest to part company with your unwanted timeshare (or, far more likely, just your hard earned money).

I am not paid to provide further advertising for these helpful folks. I am also not reporting as a satisfied customer. I am merely pointing out their (apparently recent) creation and existence as a public service to my fellow timeshare owners; you don't have to thank me.

Call now! Operators are (maybe) standing by! Don't miss this opportunity!

Yes, Theo, I just heard an advertisement on one of my radio programs for even another one, and I respect the radio personality but did send him an email to ask him to stop advertising this company. It's a bit he does himself for various companies. I will lose respect for the guy after sending the following letter:

I am writing because I am very concerned that you are advertising a timeshare exit company. This is probably a group of lawyers that charge a lot of money and may or may not get results. I don't believe the money-back guarantee. There are too many complaints about these companies.

I am a big advocate of timeshare, I am a member of TUG2.net, a timeshare group for owners, and we have advice on how to get out of a timeshare without paying a lot of money to these companies. These companies lie to people about their timeshares, and the commercials are damaging the reputation of timeshares in general.

Yes, timeshare is sold at high-pressure meetings, but why would anyone buy a timeshare at a meeting and then pay a company to help them out of it, if they could get out on their own. These are scams, pure and simple. These companies exist because they believe that timeshare owners must be incredibly stupid to buy a timeshare in the first place. And the cost is ridiculous. One company charged an owner $100,000 to help him get rid of his timeshare.

Dave Ramsey has gotten himself into some problems by recommending Timeshare Exit Team. He still defends his decision to advertise them, but so much bad press on that company.

I just think you need to realize that timeshare owners do not need these companies. Wyndham takes everything back without cost. If you aren't using it, they have the Ovations program for owners. NO COST to owners to do that. They send paperwork, owners sign and it's done.

Older timeshares are taking back timeshares to sell units as wholly-owned condos/ townhouses. They want the weeks back to end the timeshare.

Marriott is a great product and I would take any Marriott that someone wants to "rid" themselves of.

The fact is, these companies cannot do anything more than the owner can do themselves. And TUG2.net has experts at laws in each state that will tell them what it would take to walk away. Most of the time, credit does not get hit.

And by the way, heirs do not have to take a timeshare they don't want. This is out and out lies by these companies to take money from timeshare owners. These companies basically believe that timeshare owners are stupid. Some may be stupid, but most are not.

What you should do is put a plug in for Timeshare Users' Group and Go-koala.com, a timeshare rental site for owners to rent the timeshares they own, when they cannot use themselves.

Assuming that all timeshares are terrible mistakes is a bit too much, and the insinuation of that is maddening to those of us who travel 12-15 weeks per year and use our timeshares for Maui, Kauai, The Big Island, Orlando, Williamsburg, San Antonio, etc. We stay at top hotel-managed resorts, and so do our kids.

Now that is funny @theo , because it is true.

Titan has been around for less than three months (website created March 24, 2021). Even though they are brand new they claim that “Our team delivers on our promise with a proven track record”

More fun tidbits from their website:

“Timeshares are ‘one of the biggest scams on the market today and a financial black hole.’ We didn't write those words; in fact, this is the point of view of financial expert, Dave Ramsey. It is very costly to buy a timeshare.”

“Almost 75% of timeshares are sold to people who actually can’t afford them.”

“Another little-known fact of timeshare ownership is that if you own a timeshare and die, your heirs will have to pay the ownership expenses until the contract ends. Instead of passing some asset, you are giving your next generation a liability.”

Summary: Just another piece of crap company swimming around in the timeshare exit company cesspool

Looks like another scam/ pseudo-scam just like all the other Timeshare exit companies. Their website was just registered March 24. And the company that registered the domain, DX MEdia Direct, is a marketing agency. Their blogs also list dates of creation *before* the website was even registered. On their website, they even mention the process with them generally takes 6-12 months but claim they have many satisfied customers, again registered in March.

I just got a postcard from the Newton group. Total sleaze that bunch.

You’ve got more great detail than I had.

I noticed the “reviews” also. Always skeptical on any reviews from these companies because posting fake reviews wouldn’t be a surprise. That said, a quick review could also be the exit company collecting the thousands upfront and then simply using the timeshare company’s deed back program (keeping the owner in the dark about the option they had on their own for a fraction of the cost). However, I noticed that their website was created on March 24th and the last updated date to that website was also March 24th. Does that mean that website hasn’t been updated with new info since March 24th meaning that the glowing reviews were part of the original web publication on March 24th? Would certainly lead credence that those reviews are big fat lies.

Some more info:

They filed for the name "Timeshare Exit Group" as a fictitious business name in the Orange County, CA recorder office on April 13, 2021. Their company's actual name is "Strategic Enterprises US, Inc" which was founded in 2011. They have also registered "titanhelps.com" that redirects to the same URL. The CEO of the company, Cimar Scaff, appears to be a licensed vocational nurse unaffiliated with any legal or financial sectors. The GM, Rick Silva, has a main job working as a loan officer with Clear Sky Financial. The address given for the company is the same as Rick Silva's Clear Sky Financial office location, so it's probably safe to say "Timeshare Exit Group" has no real physical locations.

I could probably go on with more research, but it looks shady, shady, shady...

I wonder how long it's going to be before:

1) A newbie comes here asking, "Has anyone heard of Titan Exit Company? They say they can get me out of my timeshare and have a money-back guarantee."

or

2) A shill for this company comes here "asking" about this company and emphasizing its money-back guarantee.

Any interesting tidbits from that postcard?

The funniest part of it was that I was “selected” for exit. The Newton group is a well known band of sleaze merchants.
 
I’ve always preferred working with Dewey, Cheatem, and Howe….
