Starwood WKOVR Resale / Star Options

Okay, I've been reading a bunch but still have a question or two on SVO and SVN. I'm looking at the Westin Kaanapali Ocean View Resort on resale. I understand this is one of Starwood's 'mandatory' resorts, which I believe means you must be part of the Starwood Vacation Network. If I've got that right, my question is this: if I buy a resale at WKOVR, am I guaranteed that the number of Star Options points will be the same as what that unit has when sold new? In other words, a 2BR Ocean View annual float, I'll get 148,100 points? Is there anything I would have to do to make this happen other than transfer the ownership at the resort? Obviously, I want to be sure I understand completely before buying anything.

One other question: for the unit described before (2BR Ocean View annual float), does anyone have a feel for the typical range these have gone for on resale?

As always, any feedback is much appreciated.

if you purchase at WOKR for a 2 br l/o it will be worth 148,100 s/o's even as a resale because it is a mandatory resort. being part of the SVN gives you the options to go to all the resorts in the network.

SVO First Right Of Refusal

Does anyone know at what prices SVO has been exercising First Right of Refusal for Westin Kaanapali Ocean Resort Villas resales?

Yes, you get the same number of points.

From looking around, it seems if you pay more than $30K + closing costs, you probably paid too much.

They are not Star'Points' they are Star'Options'! You do not get SPs with resale - only SOs - which if bought resale for a Mandatory resort can be used to exchange via the SVN network.

None reported - do not worry about it unless your price is so low that it would matter. And that price would have to be incredibly low...

I just paid $52k with 2008 MFs paid for an OF at WKORV-N. General rule of thumb is that OV goes for about $20k less.

My advice is to make a low, but not insulting, offer and see how low the owner is willing to go. And do NOT get your emotions involved. If you lose out on one, there WILL be other units available at WKORV, WKORV-N and/or ultimately WKORV-FN. Given that MFs are bound to go up every year, you really should try to save on the initial purchase price.

In my case, the owner originally listed for $64k. When she contacted me to answer a few questions I had, we discussed the benefits of SVN, etc. She mentioned the great feature of being able to convert to StarPoints to use at hotels around the world. I responded that I thought resale owners couldn't do that (Thanks Tug!), which she didn't know. I offered $55k if we could, indeed, convert to StarPoints. When she confirmed with Westin that resale owners couldn't convert to StarPoints, I told her that I wasn't interested, which was the truth. (We really wanted to be able to go to Europe on occasion.) After sitting on it and speaking to a few real estate agents who assured me that I wasn't getting ripped off and that the StarPoint conversion was insulting, I contacted the owner again and offered $50k. She came back with $52k with 2008 MF paid, which was a net of $50,600. And that's what we agreed upon.

FYI, as expected, Westin didn't exercise their ROFR.
