Starwood/Grand Regina Cabo What is going on???

I purchased a fractional ownership interest in the Grand Regina Cabo (next to the Westin Resort and Club REgina) in 2005. Since than I have been trying to get information from Gand Regina regarding various topics with little satisfaction. I know resort is semi complete and I can find pictures and info on rentals on web. Today the representative finally replyed to one of my emails telling me that they hope to complete construction in 2008 but that I need to talk to Starwood who had taken over as developer. The representative referred me to a Starwood Vaction Owner website that has no information. Are there any other Grand Regina owners out there and what do you know?

I started the thread about Grand Regina. My business partner had purchased there and he got an email from Starwood about the fact that they took over the project. Since some people are already owners, they have a choice of staying with Rainbow or moving to Starwood.

He followed the link to get more information - specifically regarding how many Staroptions it would be worth (I taught him well!). The response (and it took a week) was that they had no information.

I'm going out on a limb here but here's my take. When we toured it, it was certainly not an aggresive sales pitch but was a very optimistic one. they talked about the real estate value increase in Cabo and talked about what a great investment it would be. They were pushing purchasing multiple weeks and renting them out - and making a killing! The minimum purchase was two weeks, but they were happy to sell my partner one week!

My guess is that sales have taken longer than expected and they hit a money crunch - and that Starwood bailed them out. If so, it seems like a good deal both for Starwood and for the existing owners. My partner spent almost $60,000 for a 2 BR Spring vacation week and they can't wait to go back. My only hope is that he takes us! And, of course, that I can trade there someday.

I have used Club Regina in PV last two years because they said resort Grand Regina not yet finished. Other than my emailing or calling I have never heard a word from the people at Grand Regina or Raintree. It seemes odd to me that after investing all that money there was never any followup on thier part. I'd go on the internet and find many web pages for RVC and all the other resorts and seasonal news letters but never anything on Grand Regina. What prompted my inquiry this time was finding the units listed for rentals on web, yet I have heard nothing from developer. I have tried to contact Starwood and Raintree and have yet to have any luck. I will post when I find something out. Also, the link to Starwood web page did not lead to the notice about los cabo that your partner received. If you have any other contact info from the letter he received I'd appreciate it. I can't believe I'm the only one in the dark.

They're not messin' with you - likely just misinformed.

Club Regina is not listed on MyStarCentral (SVO Owners Website). There are 2 new resorts listed since my recent post on SVO properties -

Must be getting old. Anyway, there is really no in-depth information available. I completed the "contact us" form and the only answer I got was that they have no answers yet. While "Grand REgina" is not mentioned on this page, it meshed with a letter (regular mail) that my partner got from Starwood telling him that they have taken over the Grand Regina project and it will henceforth be known as Westin Los Cabos Ocean Villas.

Grand Regina rentals.

I cam across this web page that had units for rent. I also came across individual listings on internet but I forgot where. I contacted the cabovillas people and their reply is below


Thank you for your interest in having Earth, Sea & Sky Vacations represent your Los Cabos property.

We currently have a 2 BR unit at the Westin Grand Regina listing at $500/night during April. I just checked the rates directly from the Westins website and a 2BR during Christmas is going for $529/night. Those are some general rates for you to work with.

Since you have fixed weeks during Christmas and New Years there will be no listing fee for weeks 51 and 52. Our only fee is our 30% commission which we add on top of the NET rate that you would like to receive for your weeks.

I am attaching our fractional ownership contract to this email. If you would like to list your property please complete the attached contract and fax it back to me at 831-768-1109.
