I put this in the Exchange forum as it's the closest match to most of my questions...

Outer Banks Beach Club II and BIS Duck are managed (BIS D. is new for them...) by SPM Resorts.

In doing my research on purchases (and future purchases), I did see one referral to some kind of Owner benefit (renting additional weeks?)...it was a vague reference (no specifics).

So, I have a few questions:
Would SPM managed resorts be considered a 'mini-system' (easier to trade into for an exchange)?
Anyone have any comments on how they do as management co (are there resorts nice...if I do want to exchange to one)?
Anyone know the owner benefits (if there are any) in owning an SPM managed resort?

Thanks!

I own at an SPM managed resort in Ormond Beach and they are a great management company from what I have seen. The MF's are kept reasonable and don't increase double digit every year as it does at many resorts. The resorts are kept in great shape and refurbished regularly. I have only been assessed once byt them, and that was after a hurricane hit the resort and SPM had no choice but to assess. The owners get cheap rentals for extra days and weeks based on availability. I have never exchanged in the mini system or visited another one of their resorts, but i am pleased with the resort they manage where I am an owner.

By reputation at OBBC and OBBC II, they are regarded as a top notch management company, competent, member-friendly, and not trying to control the HOA. Both resorts have strong hands-on HOA BOD's and they seem to work well with SPM. BIS-Duck has had developer mismanagement for years, and making the change to SPM should be the difference between night and day for them.

SPM manages the Bluebeard resorts in the Caribbean, don't they? I remember there was some dispute involving the Bluebeard resorts, but I have no idea whether the management company was a cause.

From the Fall 2008 newsletter:

"Call today to learn how to have
twenty-two (22) additional
vacation days a year and
only own one (1) week!
Weeks from $250.00
Paul or Mickey at (252) 441-6321, Ext. 7563 or 7564

I believe this is a program for owners of non-red weeks to be able to rent non-red weeks at any of the SPM managed resorts at discounted prices. SPM managed resorts include:
Cape Cod Ocean Club on Smugglers Beach, Daytona Beach Tropic Sun Towers, Hilton Head Ocean View at Island Club, Royal Dunes, Seawatch at Island Club, Myrtle Beach Country Club Villas, Peppertree By the Sea, Sandy Shores III, Schooner Beach and Racquet Club, Jade Tree Cove, Schooner II Beach and Racquet Club, Orlando Vacation Villas at Fantasy World Resort, Blue Tree Resort, Polynesian Isle Resorts, Outer Banks Outer Banks Beach Club, Outer Banks Beach Club II,
Barrier Island Station Duck, Fort Lauderdale Hollywood Beach Tower, Gatlinburg Laurel Point Resort, St. Thomas Bluebeards's Castle Villas I, Bluebeard's Castle Hilltop Villas, Bluebeard's Castle Hilltop Villas III, Bluebeard's Castle Pirates' Pension, Sapphire Valley Foxhunt at Sapphire Valley, Atlantic Beach NC

Everything I have read, heard or seen about SPM has been positive. I am very pleased with the way the OBBC II is maintained with the amount of maintenace fees I pay.

The bad guys in the Bluebeards deal was Fairfield management, which is now Wyndham. Fairfield really abused the members at Bluebeards, and after the members at several of the related Bluebeards HOA's kicked Fairfield out the door, they brought in SPM to try to get things on an even keel.

Ah! That makes perfect sense! A very similar thing happened years back with Fairfield and Foxrun. In that case, VRI was brought in. Thanks for the info!
