Soleil Management--Has anyone purchased their Allset Offer?

Does anyone here have any experience with Soleil Managment's Allset offer? If so, did you have any issues trying to book your week? I had never heard of this offer until I called in last summer with questions about my ownership. Signals got crossed and I was transferred to the AllSet department "by accident". They noticed an unused week in my account from 2012 and offered to extend the week for a $155 extension fee. I declined but asked that they email me more information for future consideration. I'll be in Vegas this summer, so I'm considering between this offer, an AC through II, or booking a hotel with points or cash. A 2-bedroom for $155 (5 people) will be the cheapest alternative, but there must be a catch. Here is what they said in the email.

2012 Use Year – Tahiti Resort (-2 Bedroom) for $155.
The $155 is an extension fee that allows you to extend your week for two additional years from the date of purchase. The offer itself has no expiration and can be redeemed back at any time. Also, we suggest using your current year prior to it expiring and to have your account be at a zero balance before being able to redeem your offer. To redeem your week, simply give us a call whenever you're ready. After paying the $155 to bring back the week, the only additional cost will be a $100 incidental hold if you book with us, or any exchange fees if you choose to exchange your time.

Not a fan of Soleil and never heard of this Allset offer to extend a week. We are paying ridiculous MF's on Hono Koa. The standard 2 bedroom oceanfront unit has higher MF's than Westin Ka'anapali 2 bedroom lockoff unit. That is a tale I shared here on TUG.

Yeah, I'm not a huge fan either. The maintenance fees for their resorts seem to be all over the place. I've been an owner for over 20 years and this is the first I've heard of Allset.

I used to own their till I gave it away. Curious what is All set program? Deed back?

I've been an owner for 16 years and have never heard of Allset either.
It doesn't make sense that an unused week from 2012 (twelve years ago) would have any value whatsoever.

I checked the Soleil site and didn't see any mention of Allset. Did the email you received come from Soleilmanagement or did it come from a third party?

We are Hono Koa owners too. Looking to sell ours in 2025. Just too expensive for us with our current finances. We've loved the resort, but we just can't afford to go to Hawaii every 2 years. Sucks but that's how it is. Gonna list it here soon. Trying to figure out how to sell it.

Yes, the Koa units with property taxes are around $3,258.32 for a week. Property taxes go up each year, sometimes by $100 or more. We are now at $518.70 for 2024 property taxes.

This cannot continue because even the Koa units with their incredible oceanfront views are not worthy of those fees. Westin Ka'anapali fees are similar for a 2 bedroom oceanfront unit, which is a lockoff, has better amenities, and is a hotel brand.

Soleil Mgmt is nuts to increase fees every year without explanation.

No, it isn't a deed-back program. I had a week in 2012 that went unused. They are offering to restore the week for a $155 fee. I am supposed to be able to use it or trade it in II as if it were any other week I own.

The Soleil website is useless except to pay maintenance fees, so it is no surprise there isn't any mention of it even if it is legit. The FAQ link has gone to an error page for years. The club rules are nowhere to be found. The chat feature is no longer available.

The calls/emails were with Soleil Management. I called in to get 1) a copy of the club rules for Tahiti and 2) to inquire if there is an internal exchange program for Soleil Resorts. I remember the saleslady telling me we could trade into the other Soleil properties without using II. I can search availability for those resorts when I log into my account, so I thought after 20 years, it was time to see if that was a lie. lol. The folks in their call center are not helpful. They transferred me to the Allset Department and then to someone with Contracts and Escrow with ASNY. (I think ASNY is the "new" developer of Tahiti and/or Tahiti Village. Maybe Somerpointe is a subsidiary???) Anyway, I didn't think my 2012 week would have any value either, but thought I'd ask here. Maybe they are rebranding their owner's update program. Maybe it is no different than getting 4 days free to attend an owner's update and paying $155 to cover the rest of the week.

The updates are very nice at Hono Koa but it's a ridiculous amount of money to pay for a very average, residential "apartment-type" unit. It's not like a resort at all.

Well if you can get an oceanfront unit for $0 upfront and $3200 fees it seems to offset the price of WKORV oceanfront with a $34,000-$38,000 price resale.

Yeah, I get that, and the Koa units at Hono Koa are very nice, and the units just had a great update. New everything. It's pretty fancy nice.

Westin maintains it's value, but only via resale. We have friends who bought Hono Koa 20 years ago for about $13K. It's worth $0 today because the fees are high.

I am renting Hono Koa oceanfront for a March week on RW. I am renting for my MF's. I doubt it will rent, but if it does, I can stay in my unit at Westin.
