I believe it is $695 which they will bill you after the deed is recorded and transfer recognized.

Wow, just checked the maint. fee increases. Seems you had a doozy between the last few years. I think I will have to pass. Good luck on your sale.

Thank you for wishing me good luck but I take issue with your definition of "doozy" regarding maintenance fees:

All maintenance fees are increasing. Just like the price of "bacon." But there is no denying the quality of Hilton resorts. Perhaps your experience with Wyndham was different. But as a former Wyndham owner, I can attest-you can't compare the two systems. Hilton resorts are far better quality and in Vegas, at least you are on the strip with Flamingo, Boulevard, and Elara!

I can't argue with the quality statement. I've been enjoying Massunutten, Vistana Resorts and Vacation Village timeshares that I own but I recently checked out the Elara and wow. Quality is defintely a notch above the rest. Not saying the others are bad but Hiltons are definitely higher quality. I have enjoyed Vistana in Orlando but after my stay at the Elara I started looking to exhange into Parc Solei in Orlando especially after watching some video tours of the rooms lol. Me already being a Hilton fan and Honors member is just icing on the cake, but likewise their points are sold at a huge premium (I'm talking developer prices) compared to the others so it makes sense the quality is higher. I've never stayed at a MVC property (I know Vistana is owned by them now but I'm not counting them) so I can't compare HGVC and MVC but between Wyndham, VV, and HGVC, HGVC by far has the nicer higher quality rooms/resorts

HGVC has treated resale buyers well. You don't get status (Elite etc.) but you do get the ability to save your points, exchange to Hilton Honors, and to book "open season." I have too many points and attempting to adjust my portfolio.

No. The activation fee is paid for each contract you add.

@JimS,
I am thinking about buying this but trying to understand if it makes sense for me to get (or not). (new to timesharing). Also lots of changes with HGVC, DRI, BG etc. Lots of Qs. Sorry, if multiple Qs/asks.
1. I may want to travel longer weekends rather than a whole week at a time (as a worker bee). Will I have to pay a reservation fee for each reservation using HGVC club points?
2. If I purchase points at this Vegas HGVC resort, any difference in fees/booking, if I were to book for Park City or Breck/CO vs the 'home' resort (Flamingo)?
3. As resale owner, do we get access to last minute open inventory (? open season) or not any more?
4. If buying HGVC points resale, do we get to book into the DRI (Diamond resorts) via Club Points (or only via RCI)?
Any other suggestions/tips/recommendations or practical issues I should know Or may materially impact my use of these points/timesharing etc?

This Timeshare is under contract. However, my unit at Parc Soleil (posted on November 11) is still available.

Want to stay away from getting any FL TS (due to potential weather/hurricane damage/insurance costs related likely MF creep/special assessments etc, over time) as advised by many.

Good luck in your search! However, while Vegas is the better MF choice, the "potential weather/hurricane damage/insurance costs related likely MF creep/special assessments etc, over time" in MHO is overblown and akin to internet "pearl clutching!" I have owned Florida Timeshares for years and know all about the Surfside collapse, the increase in reserve requirements, etc. I live in Florida and am a member of the Florida Bar. The fears I read on here frankly did not materialize with any of the timeshares I have owned and were somewhat exaggerated.

Great perspective!
True that lots of weather related events in California/Hawaii etc also (+ VHCOL areas), so likely fees/costs will keep going up (everywhere)...
