We recently came back from the RCI's "Last call vacation" At the smuggler's notch.

The place is impressive. I would love to own there, but there does not seem to be a lot of re-sale availability.

There was no sales pitch, but I checked out myself from a sales person:

Here are the details:

1) One fixed "Even year" three bedroom ski week 5. Week 5 is winter recess period in Long Island. This is the only week that I would want. (Point value: 91,300).

2) One float "Odd year" float week (Off-season). (Point value: 67,700).

3) Free ski pass for five for 20 years.

4) Apprpximately 67,700 bonus points to start the account with.

5) Maintenance fee: $995/year.

6) Price: $17,900 with no closing cost.

I am seeking advice here. The deal sounds good since it is a three bedroom unit. Are there better deals out there in the re-sale?

If I just buy RCI points in the re-sale market, what are the chances of getting week 5 at the notch?

If I just rent it from an owner, will it be too expensive with the ski tickets to purchase separately?

These are lot of questions but the place was so amazing that I have to own there.

1 in 4 rule Smugglers Notch

I think Smugglers Notch has a 1 in 4 rule that they apply to points trades as well as weeks trades. Another restriction to encourage buying.
 
Are you sure about the week 5? Since I have taken many winter break vacations in the Northeast with family/friends and it has fallen on week 7..usually the President Day week..unless of course this resort would use a different week exchange..just a thought.
 
I have purchased 2 resales from there over the past couple of months. They can be found.

That price does not seem to crazy. A 3 bedroom for week 5 would go for around 7k plus you have to add the benifits package at $1k per person (6 person on a 3 bedroom) so that is another $6k.

Which building is it? If it is the new section I would snag it.
 
This 3 bedroom unit is in Sycamore building.
I have seen some re-sales on Redweek. The difference in the developer price vs re-sale price does not seem to be that big as it is in the case of some other systems. For example Wyndham points can be bought on pennies and some timeshares are just there to be taken for free. Just assume the maintenance fee etc.

Plus the fact that they are giving the benefits of no closing costs, 67,700 points bonus and free ski pass for 5. All this make an attractive offer from the developer.

I checked the school calender again and I was wrong. Actually it is week 7 that is the winter recess in Babylon School district.
