Silverleaf's Fox River Resort

**posted this in the US-Central catagory, but not a lot of traffic there**

I was wonderinf if I could get some feedback from people who own at this resort. We live about 40 minutes away.

We're thinking about purchasing there, and wanted to get a little bit of insight back. We're looking at week 14 (white) and week 52 (red), as a diamond member.

I used to own there. You do not say whether you are buying from Silverleaf or a resale. It sounds like you are buying from Silverleaf. I recently saw this resort on ebay for a bid of $.02. The owner wanted to get out from under. I did not find this resort to be a good trader and I was very dissatisfied with it.

Sarah like myself lives very close to the resort. She is buying it for the country club/day use priviledges. It is a bargain when you add in all the free weekend trips for miniture golf, swimming, fishing, golfing, bonus time and free camping.

I guess for camping they do not allow tents anymore so you will need a trailer. Jellystone Park in Millbrook is 10 miles away from Fox River and they want about $50 a night for a full hook-up campsite. That would be $100 to $150 per weekend. It wouldn't take to many of those weekends to justify the $720 maintenance fees. If you buy an EOY deed then the annual fees are just $360 annually.

Regarding $.02; I agree sometimes these deeds sell for next to nothing. That is why I wouldn't bother with an off season deed. You pay the same maintenance if you have week 26 or 27 (4th of July) or you have an off season week. There is currenlty a week 23 on eBay with a buy it now of $75.

As with almost all timeshare purchases, resale is the way to go. In fact I think for Fox River, eBay is the way to go because there is a reliable stream of Silverleaf weeks selling through eBay at very reasonable prices.

Trading: I suspected that it may not be a strong trading resort. Hatrack once said the Silverleaf resorts are not strong traders when speaking more about the Branson resorts. I own an EOY Fox River deed so we trade into Fox River on our off years and almost anything we trade with pulls 4th of July so I pretty much knew RCI would never see my Fox River week.

I am buying resale, and I can definitely see us using week 52. I think it woiuld be great to stay there with friends on new years. Also, we would be paying $1600 for these two weeks which includes 2006 mf. I was told that the diamond status would transfer b/c both of these weeks are on one deed. Don't know how that works, but that's what corporate told me.

I think we mainly going to buy there for the day use and weekday perks. Once in a while we'll try to trade these weeks to go elsewhere. My father and I are spliting these together, so the cost it very minimal. He wanted a week, and we wanted one. Also, we plan on banking these exactly 2 years in advance if we're going to use them, so hopefully this will help a little bit with trading power????

Sarah,

It sounds like you have thought this out well. You have asked for advise and considered it and now made a judgement based on your needs.

I would recommend placing a clause in the purchase agreement that the Diamond status and any discounted MF will transfer to you as the new owner and what will happen if it does not. Make sure you and the seller can agree to what ever those terms are since it sounds like that is a major part of your purchasing decision.
