Silverleaf/HICV rightsizing

We are down to two 7/2024
We own with Silverleaf/Holiday Inn Club Vacations. Holiday Club vacations bought out Silverleaf back in 2015. They sent out letters saying nothing would change and we would still get all the benefits we bought into.



LONGER STORY SHORT they have taken EVERY BENIFIT of owning away.



Not only that but they CLOSED the resort that we are DEEDED to about three years ago. Since then they have been letting us do internal exchanges for free (due to our resort being closed) We don’t have a choice to stay where we own. They this year they want to CHARGE US FOR THE EXCHNAGE I told them we are not paying to exchange as they leave us no choice.



They are also doing the whole “RIGHTSIZING” thing. That is probably a whole other thread. But I will try and put a ling in this post.

We are using our last week from 2024 and few days left from 2023 in May. We are planning on emailing the deeding dept in June to do a deed back. Problem is they want the $1200.00 fee to do this.



So we are thinking of sending a letter CERTIFIED TO THE DEEDING DEPT. Looking like something like this.

Yes we still have a deed. We are looking to deed it back. The property is sitting EMPTY we do not have access to it. We own something we can't use.

I’d get out before you get hit with a massive special assessment. It happens.

Yes that is what we are trying to do. We heard another resort got hit with that. It more then doubled.

Do you own at the Villages in Flint, TX? As far as I know they haven't closed yet. I think by end of year. I have heard of couple of different resorts (Piney Shores and Hill Country) getting special assessments. The crazy part is, it's to bring down their debt before the sale so they can make MORE PROFIT, and having the owners pay down their debt.
 
Ok, I just finished talking to the specialist (Message me for the direct number)

Here is the bottom line for all you old Silverleaf Owners who are not also members of "The Club" (points), they are converting the remaining four Silverleaf properties into a separate "Land Trust". This is how much of the current HICV Orange Lake CC is being transformed (yes there are legacy OLCC memberships, but they are dwindling). There will be an OLCC Land Trust and a Silverleaf Land Trust (there will probably be others too as they buy other resorts).

If you are a Weeks owner, you will be offered:
  • Walk away clean
    • Pay SA and divvy up the sale price
    • Offer to decline the SA in lieu of deed
  • Become part of the Land Trust (points) [probably costs $$]
  • Transfer ownership to Holiday Hills as a Weeks owner
If you are a member of "The Club" (HICV points), you will be offered:
  • Terminate your ownership
  • Transfer your Weeks deed (which is being converted to points) into a Silverleaf Land Trust deed
I was told there will be Bonus Time within the new Silverleaf Land Trust. I was able to ask that my home resort be Holiday Hills, otherwise the computer will choose your home resort. This is important, because you have a 14 month window to reserve a unit type as opposed to 10 months for everybody else. We will see if that request is honored.
 
After seeing @DrQ post above I decided to call too using the number on the Silverleaf rightsizing page.

I bought in Sep 2024, was assigned FRR as my access resort but apparently bought trust points directly.

First I was told since I was not a weeks owner and my account was already a trust points account nothing changed.

First point of clarity, great! But what about the pre-open access (0-10 month) window?
A: you’re going to be automatically assigned to an equivalent resort but we won’t know what that is until jan1 when everything is closed out “but you can call customer service if you want to change it”

That last bit really sounds like it’s just to placate us and that I’m going to have absolutely zero say. I did express that Oak N’ Spruce or Mt. Ascutney would be preferred since I’m CT based so they are close. Though I guess that means I should NOT pick them given the chance since they are good for last minute getaways where the longer window doesn’t help.

Ideally my points would be with “one of the three” but I am fully aware they would NEVER convert trust points to deed points at the less resale restricted resort.

I'm not a HICV specialist, but I strongly suspect that you own in an OLCC (Orange Lake Country Club) Land Trust which included all the HICV resorts at the time and you were "dart boarded" into FRR.

If that is the case, I would call again and ask to be connected to a specialist in the rightsizing project and ask directly to have your home resort assigned to one you desire. Perhaps drafting a strongly worded letter to customer service pointing out that this is a problem that they created and the solution you want is to have your home resort assigned to one that is convenient to you. Mail it CMRRR. This puts them on notice that you are keeping records and holding them accountable.
