Should I trust Bay Tree Solutions to sell my Grandview timeshare

Recently I had an offer from BayTree solutions to sell my timeshare at Grandview Las Vegas with $1600 upfront.
Of course I declined the offer after reading comments on this forum and they were willing to take $900 instead.
I told them to give me time to think about it and will get back to them. Currently I owe almost 9k on mortgage with a $208 annual maintenance fee. I need some advice because I really need to get rid of this timeshare.

Why would you have to pay them for something you can do yourself for free?

If you pay them or anyone else anything you’re just going to be in debt $9,000+whatever you pay someone else. DO NOT PAY ANYONE who promises they can relieve you of your obligation. The only way to get out of your mortgage is by paying it off or foreclosing and take a hit on your credit. No one will buy that timeshare from you. Grandviews are given away for free, and that’s IF you’re lucky enough to find anyone to take it.
 
I tried to buy one listed with Bay Tree Solutions a few months back. Based on how high units are priced in their listings, I do not think most people selling with them have realistic expectations. I finally found a seller willing to take my offer, but it fell part once I received an estoppel and it was an EOY unit versus an annual as they had it listed. They also force you to use them as a closing agent and overprice their services. If you have a smart buyer, they will lower their offer due to that.

unfortunately with 9k on your mortgage, thats about 8999 more than its likely worth.

the number one rule is to avoid any company that asks you to pay a large upfront fee.
 
Neither you (or any reseller) will be able to sell a TS with a mortgage. It just isn't gonna happen. Judging from your MF, this is probably an every-other-year use, which is pretty minimal. I understand your desire to be rid of this, but the cost of about $17 a month for a paid-for week in Las Vegas doesn't seem a big encumberment to me.

The option is to pay it off yourself then you can unload it if it no longer fits your life.

Remember, the $900 you offered this Bay Tree outfit will pay 4 years of your MF. What they want ($1600 upfront will pay for almost 8 years!) And is likely that they will come back for more after they are unsuccessful in offloading it (which I think they will be).

Suggestions only sound liked you need to pay off your mortgage and please do not pay any company up front money to sell your timeshare.

You can pay off the mortgage, then give your timeshare away, or default and take the credit hit.

If you own a 122K week, they have been selling for around $1,250 on ebay.

The good news is that if you pay off your mortgage, there is some demand for those $1 Grandviews because they have low maintenance fees.
