Sheraton Vistana Villages- Garden

I have read that for Sheraton Vistana Villages only the Bella and Key West sections are Mandatory and keep their staroptions? But Im seeing on Redweek some posts that are showing Garden as having points?
Is it just a bad post?

Gardens section was an old name for Bella. It was originally to be called Palm Beach Gardens but was renamed. Palm Beach Gardens makes more sense given the other sections are names of places in Florida. Bella isn't.

Thanks. It seems like Sheraton Vista Village 2 bedroom(bella, gardens or Key west are a descent deal. Im really looking to get the 81K star options and trade within westin for a while and eventually II. Im looking at a 2 bedroom Vista Villages with 81K Staroptions and MF around $1864. The price is $2500. I may or may not actually go to Florida.
This compared to trying to get a Kierland 1 bedroom, 81K staroptions and MF around $1600 with a cost of $7500. Seems like even thought the Sheraton is a 2 bedroom, with slightly higher MF it will take quite a while to eat thru the extra 5K in up front cost for the kierland.

The real value in the WKV is the 148,100 SO Plat Plus 2BR week. Those have a much better MF to SO ratio than any of the SVV weeks. That week at WKV you are looking at is the large premium 1BR and not as desireable as the 2BR or small 1BR Plat+.

As for buying something that indicates "Gardens". Ask to see the deed and/or estoppel. It should say "Bella Florida Condominium" on it. If it does, then you know it is Bella and mandatory.

You'll have better usage with the 81K in the VSN than you will with II. The trade power for SVV hasn't been seeing what it used to. But I agree, the SVV 2 bedroom is a better buy than the WKV 1 Bedroom Premium. The SO ratio isnt too far off from the WKV but the buy in is much less. Even if you wanted to sell it, you'll have an easier time selling it for what you paid or even taking a small loss if things become devalued in the future.

I have two of them, already rented for 2025 for $2,500 each; I could probably get ~$2,700 but for the fact that my long term renter is easy to deal with. MF's are $1,267 (not $1600, even with club fees), so my profit is over $1230/year on each unit, an ROI of over 16%.

Is there a specific time thats high in demand? Like spring training? MF are $1267 for 1 bedroom for 2024? Thats awesome
