Sheraton Flex Maintenance Fees

At an owners update at Marriott in Las Vegas. They’re offer to trade in a Sheraton Flex contact to an Abound contract , with the premise of the value being that Marriott announced a 15% yearly maintenance fee increase for Sheraton Flex (maybe Westin Flex too?) for next 10 years. They said it was announced last Jan and went effective Jan 1, 2026. Now I’m wondering if I missed that notification. Pretty sure it’s just a sales ploy but wanted to check.

The maintenance fees are based on the fees of the underlying resorts. So that would mean Sheraton deeded weeks would also need to go up by 15% every year. Some of these same resorts are also in the trust that make up Abound and feed into the abound maintenance fees. In other words, the salesperson was making *bleep* up.
 
Just to add another voice of sanity, they are completely lying to you.

First of all, the maintenance fees are set one year at a time, based on actual costs and reserve funds needs from the past year. There is never a case where they set a certain percentage change in maintenance fees going forward multiple years.

Secondly, the MFs for Sheraton Flex are simply a math equation: the total maintenance fees for the weeks owned by the Sheraton Flex trust, divided by the number of Sheraton Flex options represented by those weeks. In other words, the Flex MFs only move when, and in exactly the same percentage, as all of the weeks MFs which the Flex trust owns. And the same thing applies, the weeks MFs are set annually based on actual financial conditions and are not set years in advance.

The salesperson is lying to you, and I always assume that if they are lying about one thing, they may be lying about everything else too. I don’t give my money to liars. You shouldn’t either, unless you have so much of it that you don’t care if you waste it.
