Selling Two Units Together

Hi all,

I don't know if this is feasible, but am strongly considering selling our two Marriott weeks. One is OceanWatch and the other is Manor Club. Clearly, there is a big difference in demand for those weeks. So, I'm wondering if there is a way to sell them together as perhaps an incentive? Our kids are grown and while we have gotten some great trades on the Manor Club, we will be at St. Thomas' in June, our jobs do not allow us to really plan far in advance to truly benefit from these timeshares anymore. Thankfully, I've been able to rent on that Oceanwatch week to cover our fees every year, but I'm think it may be time to make a move.

Appreciate any advice or feedback. Thanks!

You could sell them as a bundle but most closing companies would charge closing independently. The only one's I've seen discount closing is for multiple units and. high cost closing options. LT Transfers does not do any type of bulk discount. Now if both units had been identical options they could have been on one deed and in that case it would be possible to do them as one closing to a single buyer. The downside to having multiple units on one deed is that if you sell off one units or to different buyers, you need new deeds for each situation.

The problem is that you will narrow the scope of potential buyers tremendously. I think you are better to try and sell the OceanWatch week on its own and then try and give away the Manor Club week. If it is in the sequel section, it can probably be given away for free. You may also want to inquire with the Marriott Exit Department to see if they will take back your Manor Club week.

Selling them as a bundle may improve the odds of it passing ROFR. I bought a GV Platinum and a GV gold together a few years ago for less than what a platinum was typically passing ROFR at the time and Marriott let it go through.

I had a similar situation; I owned two Waohiai units, an eoy even and an eoy odd. I tried to sell them as a package; after all, when combined, they equaled a single annual unit*. I tried twice, advertising in Redweek, and I received zero offers. But when I broke them apart and listed them each for half of the combined price, they sold within a couple of months.

The moral of the story (at least for me) is "Keep it simple". Make what you are selling what people are seeking. I think @dioxide45 is right.


* or maybe not. The MF's were $40 higher (Marriott charges $20 extra for an eoy) and there would have been two sets of closing costs because they were two separate deeds. This created the same kind of "friction" as combining two unrelated units as OP had contemplated.

There aren't any charities that want a timeshare. You are better to offer it up for free in the Free Timeshares forum on TUG and find another person that would like to have it.

Yes a platinum oceanfront most certainly has value. ~$10-15K or so I would think.

If the Manor Club is a platinum sequel unit you could likely just give that away or maybe sell for a couple hundred. If it’s gold or the original section I would list it for free in the giveaway forum and see if there is any interest and if not see if Marriott will just take it back.

I think it is easier to do if you are selling two weeks at the same resort since (i) there may be buyers looking to buy multiple weeks at the same place for a variety of reasons (longer vacations with 13 month bookings) and (ii) the ownership change can be filed as one deed with the county, thus saving on closing costs for the buyer.

At some places (e.g. Newport Coast) it is quite common for weeks owners to own more than 1 week.

Given the value of Manor Club being basically zero, even Platinum, it may be best to try to deed it back or give it away with buyer paying transfers. Then just sell the Oceanwatch unit by itself.
