Selling Timeshare in Marketplace - Question

Hilton Grand Vacations Club
I will be posting for sale a Hilton Seaworld Gold Timeshare 2 BR with 8000 points, Maint fees of close to $1800. I have no problem listing it for free or a very low price, however, my concern is closing costs. What is the norm? Does buyer pay closing costs? And how much should I expect in closing costs?

It's a deeded week, so it can be closed by LT Transfers. Expect about $300. Then there are the enrollment fees charged by HGVC. The problem with this ownership is that it would even be hard to give away. The best option may be contacting Hilton and asking if they will take it back. Though they probably charge a big fee too.
 
$300+ document prep fee to closing company
$95 ROFR fee to Hilton
$489 transfer fee to Hilton
After closing there is another $600? $700? activation/enrollment fee.

Buyer vs seller paid closing depends on how valuable the deed is.
Seaworld Gold is low enough value that buyer vs seller responsbility is negotable.

Thank you Dioxide45. I have put in with Hilton. Based on comments here at Tugg, I don't expect an answer for months. Interesting you think this TS would be hard to give away.

Why is that?
MFs/point are higher for Gold vs Platinum season for the SeaWorld 2BR

2026 MFs:
Platinum
$1,712.00 11,200 0.15286

Gold
$1,547.38 8,000 0.19342

Most resale customers are looking for the lowest MFs/points ratio which is normally Platinum season/points unless they are looking for a bHC specific deed or property to book their home week before it opens up to everyone else at the 9 month mark.
