Hello all,

We have 2 Vidanta Estates contracts each with 1 registered week and 2 Estates weeks (non registered weeks). What is the best way to monetize them (selling or renting) and where can we do that?

Thanks for your help.

The first and most important rule is to not pay anyone an upfront fee to sell or rent out your timeshare. That is always a scam. There is a sticky thread here about how to sell your timeshare:

https://tugbbs.com/forums/threads/how-to-sell-your-timeshare-and-avoid-getting-scammed.44/

As well, how to rent one out:

https://tugbbs.com/forums/threads/how-to-rent-your-timeshare.43/

Also what's important is to be fully aware of the realistic resale or rental value of what you have. Many owners get scammed or disappointed because they are either ignorant or delusional (or both) about the resale or rental value of what they own.

Selling will be difficult if not impossible. Read your contract. I believe you'll find that to transfer ownership there is either a 5 times current usage fee or 10 times current usage fee charge to make that happen.

You may be able to rent but don't expect to get what the sales people told you. For best estimate check on Redweek, VRBO, or Airbnb for current rental offerings.

I owned an Estates contract that was impossible to sell because of the way the contract reads... however I was able to get some of my money back by just keeping the amount of weeks I can use....

So it looks like (per Red Week) that even Estates weeks have little value on top of the maintenance fee (https://www.redweek.com/posting/R1018198) as I think maintenance fee is very close to what that post is charging. Is that accurate or is there more value for reservations further in the future? And looks like you can’t really sell these since there’s a 5 figure transfer fee…

In cases such as this, the advice that's usually offered here on TUG is to just stop paying the maintenance or membership fees and let your membership lapse or terminate. You don't really own anything anyway other than a contract.

You might face a bunch of annoying collection calls and letters. It's also possible that you will face a ding on your credit score or history. Most who have stopped paying fees and reported back here have said that they did not face a negative effect on their credit score.
