Selling DVC on TUG [merged]

I have 3 [DVC contracts] that I’m looking to sell now that I have purchase agreements under way for HGVC & CWA.

I’d love to avoid paying an 8.5% commission to a broker , I don’t see DVC listings on TUG marketplace, are those generally hard to DIY sell?

I would think a broker has access to a lot more people they can sell this to. Thus I expect them to make more per point. So while you may not pay the broker fee, I don't know that you save all that much because you probably have to charge a lower price per point because people may not be as comfortable going with a DIY owner vs. going through a broker.

Perhaps it's just me, but when I look for DIY listings am also trying to save money over buying through a broker. Broker listings tend to be more expensive than DIY listings.

Broker suggested 150pp on these, Disboards is showing most ROFRs in the 160s , I think I may try Redweek and see what happens. There is this one Redweek for 193pp which I think unrealistic,

Hi all,
I'm looking for some advice on pricing my three [DVC] contracts. [redacted]

I've been doing some research, and I'm a bit unsure where to price them. I checked the ROFR thread on Disboards and see a lot of listings around the $165/point range. However, a broker I've used in the past suggested around $144/point. This is quite a difference, and I'm not sure which way to lean.
I'm planning on listing them on RedWeek, and I'd also like to post them here on TUG's marketplace if that's allowed. I haven't seen any DVC listings here before, so I wanted to check if it's permitted.

Any insights or advice on pricing these contracts would be greatly appreciated! Thanks in advance for your help.

I’m ditching these because you wonderful Tuggers have me under contract on HGVC Seaword, Boulevard x2, Maui and WCA Panama City (Yes, I have issues, I know) :)

Jace - you can't post all of the details of what you have for sale on TUG, because it looks just like an Ad, even if that is not your intent. Check redweek.com and ebay for Comps.

You should contact sellingtimeshares.net and see what they have to say. Also Fidelity sells quite a few.

I wouldn't sell on my own, but a closing company would do a good job in transferring. LT Transfers can do a great job with the transfer, and they will require an estoppel.

You should contact sellingtimeshares.net and see what they have to say.
DVCShop.com is another place to look. Though it is the same inventory as sellingtimeshares.net.

I think the number of points in the contract may also matter. Don't larger contracts usually sell for a slightly lower price per point?

DVC timeshare sales and rentals are a niche market and they tend to be found on websites that specialize in DVC.

My advice is to rent your points for now. DVCrentalstore.com is amazing. You can rent for about twice MF's, just reserve something in a studio in fall, and it will rent. You can ask $20 per point. I have rented a bunch through that company. They pay right away.
