Hello TUG Folks, I want to try to sell my Welk Platinum / now Hyatt timeshare. I have 540K points each year. I spoke to:

NICHOLAS ROSS Sr. Manager - Customer Advocacy P 760-699-2756 San Marcos, CA 92069

He was hinting about where I could sell it for free but didn't or couldn't tell me. He said that Craigslist or Marketplace was close to what he was thinking.

He also told me that Welk / Hyatt has 5% default annually and that this number has not changed even in the past 2 years.

He seems very honest and sincere. Does anyone know where he is referring that I could sell our timeshare?

I guess it might have been TUG (or RedWeek.com or eBay, etc.) but it's puzzling why he'd hide the ball.

If he was a MVW employee they don't want to specifically endorse any company or service.

One thing I don't understand is that Mr. Ross informed me that they have a lot of happy owners. And that the group on FB are just feeding one another's fires. I think MF's have gotten way too high and based on the fact that no one here has any interest would it be safe to say that is true? Too many other factors? If they jack up the fees 18% again in 25 we will be looking at around $4,700 and for me that is just way too high.

They work off guest satisfaction index (GSI), which is the only real data they have to go on. FB and TUG don't provide data to base an assessment of owner satisfaction. Resort management teams are paid, promoted and fired based on GSI so its very important to them. If owners/guests don't use that as a way to drive change then its not a surprise that things remain as they are.
In my wider experience GSI below 85% satisfied is considered not great, 95% is considered about as good as you can get, you can never afford to satisfy 100% of the people.
Look at the total number of owners relative to the number who are expressing concern, I'd be impressed if it is more than 1%.
There are many excellent ownerships that have zero, or negative, resale value so that really is no reflection of owner satisfaction.
There is often a big difference between how much people enjoy their stay at the resorts, and hence GSI, and how grumpy they are about sales practices and maintenance fees.

and MFs are what? about $4000 per year? What does 540K points get you each year? If you want anyone who isn't already a Welk/Hyatt guru to buy your points, you should spoon-feed what they provide. Otherwise, you have eliminated the vast majority of potential buyers

I think I follow you. I think you are saying that most Welk / Hyatt owners are happy. That only 1% are complaining. For those that were Welk for 10 years like we are and also being pretty middle class I have a really hard time understanding how they could be happy. For years our MF hikes were in the 5-8% range and now they are 18%. How can that not have a broad impact on the overall (everything) happiness of ownership. I used to get really good deals but I can't any longer. Thank you for taking your time out to write.

I read this a few times I honestly do not understand your point. I think you are saying overall that the value is not there but I don't know what the spoon feeding is referring to. Or how I would do that honestly.

Lots of timeshare ownerships have seen large increases in maint fees, not just Welk, flight and hotel prices are getting silly to. If you got really good deals before and now only get good deals, that's still putting you ahead. I still can't get better value for how we vacation via other channels, the question is whether I want to pay for the travel I do or not, then its about how to best do that and timeshare has a part in that vs the other ways to book.
If you can get better deals for how you travel, via other ways to book then that's time to get rid of the timeshare, happily knowing that you've had great use from it.
The GSI questions are focussed at experience of the stay, so if people have a good stay, then that's how they answer the questions and how the data comes out.
More work and flexibility is required to get the really good deals, not least of all because more owners are educated in how to, but they are still out there.

Did you have any luck selling? Were you just not able to get the value out of ownership?
Don't know to whom you are inquiring, but the OP was last on TUG on October. You might try emailing them in the 'private conversations' area. (looks like a letter above)
