Sedona - how "in demand" is it?

I've been having difficulty getting a 2 BR exchange through SFX for Sedona. I was looking for April - May and now I have a request in for Sept - Oct. Is it really tough to get an exchange there?

Because of the difficulty I've had, I'm toying with the idea of buying a 2 BR there. If I were to do that, what would be the highest demand times in case I want to rent it or exchange it?

Rather limited demand - quite a bit of supply

Not a Sedona expert by any stretch but whenever we've wanted a week there - usually April or summer - we've had no trouble getting one from Wyndham or Sunterra (both points based). It seems like I see it often in weeks at II & RCI as well so, based only on that experience, I would say it would be a so-so trader. Maybe similar to other areas where there are quite a few resorts like Branson, Williamsburg, the Pocono's and that type where it doesn't take too many units to fill a rather limited demand. As always buy to use not trade and you'll most likely find you are happy with your purchase.
 
I was just there over the weekend. Stayed at the Hyatt Pinon Pointe. There is heavy construction to widen Hwy 179 which is the main corridor into Sedona from I-17. Lots of heavy machinery, some side roads are closed during the day. Lots of red dust blowing around on breezy days.

Traffic is occasionally stopped or diverted. It's difficult to get into or out of some businesses, restaurants, shops, on this hwy. This is supposed to continue and will likely get worse through 2008, I think.

I know this doesn't answer your question about exchange possibilities. Sedona is still a great destination but I'm not going back until much later when most of this road construction is done. We were halfway considering buying there but I think we're going to hold off for now.

Sedona, I think, has very broad appeal throughout the year. I base this on availability I've seen through Sunterra where they have two big resorts (Sedona Summit and Ridge on Sedona) and interest in several others. As with most timeshares 2BRs would be in highest demand in the summer and other school holidays. There is genarally good availability right now for the Fall through Club Sunterra.
 
We go to the sunterra ridge in May, never a problem thru RCI using a standard resort as a trader. The ridge is a solid gold crown resort with nice views.

The ridge is about a 10 minute drive to the Y in Sedona, that drive may be one of the most senic drives in America.
 
I exchanged into Arroyo Roble (2BR) just a few weeks ago thru RCI, for June 2008 using a solid weeks trader (only trader I have so may have been able to get it for "less" - who knows). There was quite a bit of availability then.

Ok, just checked again and there's still quite a few 2 BR resorts in Sedona available April 4th - June 8th, 2008 check ins...and 2 were Sunterra by the way.

I am very new to TS but I have to say that I agree with the "buy to use" strategy. Ok, I do have that ONE trader :D

Maybe the trouble isn't Sedona availability - maybe it's SFX or what you are using as trade bait...?
 
I think it's the inventory the SFX has that is causing the problem for me. Everything else I've requested from them has been filled rather quickly.

Well, I checked in April for in-town Sedona and could find nothing through the rest of this year. With relatively mild winters it does seem to have wide appeal (3 out of my 4 are there).:cool: (But I live close)
 
I live in Sedona, but traded in here for several years before we relocated in 2000. The small town sees over 4 million tourists every year, at all times of the year, although summer is probably the busiest. There are several good resorts to choose from but Sunterra probably has and controls the best ones. So available inventory for RCI and others (SFX?) might be limited. We now own about a month's worth of points with Sunterra and find that they trade extremely well worldwide. If you choose to own TS in Sedona, it will retain it's value in terms of use and trade ability. But keep trying for an exchange. If you can be flexible, something will probably come up.
 
Sedona is not a difficult trade & has several good quality resorts. I think your major hurdle is that you are asking for a 2 bedroom. The Sunterra folks don't usually deposit full 2 bedroom units or belong to the Club & use their points for excellent trade power at II. I have deposited my Sedona Springs unit at SFX in the past but only the 1 bedroom side. I tend to use the lock-off myself or deposit it at TPI or HTSE for trades to Hawaii. Sedona is popular all year around but availability of 2 bedroom units is spotty. I've had little luck getting 2 bedrm units from SFX in any location!
