I purchased 44,800 SeaWorld points in HGV, structured as four allocations of 11,200 points each (for 2-bedroom units), with maintenance fees and taxes totaling $5,060 for 2024.

Could someone help clarify the maintenance fees and taxes for 2025? Will the 2025 fees be calculated as four times the maintenance fee for an 11,200-point, 2-bedroom unit?

Or is there a different calculation method?

Any assistance would be appreciated. Thank you!

Seaworld 11,200 point units have been reported as $1,600 each so you are looking at 4x$1,600 as there is no discount on owning multiple units. Maybe you are not including property taxes in your figures.

SeaWorld is deeded weeks. You pay the maintenance fees for each individual week.

The only “discount” for your four deeded weeks is that you only pay one club member fee.

Well, first off it will depend on whether your purchase is on 1 deed or 4 deeds. If you have only 1 deed, then you will have one MF bill for the four units. If you have 4 deeds, then you will have four separate MF bills. The total between the two will still be the same so no need to worry there. You will also have one club dues bill which is usually attached to the oldest contract. Now, Seaworld has two different MFs bills for 2BR units slightly different depending if they are OSV I or OSV II units. The other thing different about FL TSs are that the RE Taxes are different depending on which season. So, I hope that that helps. Someone has already reported platinum season MFs for both OSV I and OSV II 2BR units in our MF Sticky.

On my account, the HOA payment screen appears as a single contract. However, at the bottom of the main page, four allocations of 11,200 points each are displayed. The dealer stated that the $5,060 includes taxes, and I have an email confirming this.

When selling later, will there be four separate closing costs, or will it remain as one? Additionally, is it possible to sell them individually, one by one?

Please understand that as a foreigner, my English may not be perfect.

The dealer stated that the 2024 maintenance fee and taxes would be $5,060, but it seems the taxes may not have been included. The maintenance fees are incredibly high.

Well, I agree with @mike2020. The dealer was wrong because below are the 2024 MFs for 2BR platinum season OSV I (if you purchased OSV II then they would be slightly different by a few $)

2024 MFs for 1 Unit at Seaworld 2BR OSV I was
SeaWorld (OVS I), 2BR, Platinum Season (11200 points)

2024 Operating Fee $922.32
2024 Reserve Fee $372.79
2024 Real Estate Tax $264.57

TOTAL $1559.68 (an increase of $126.40 or 8.82% over 2023)

4x $1560 = $6240 in 2024 and around $6680 in 2025. What was on the estoppel (you should have received an estoppel during the purchase process)?

btw, 2025 MFs should already be listed in your online HGVC account, unless this was a very recent purchase.

Well, I agree with @mike2020. The dealer was wrong because below are the 2024 MFs for 2BR platinum season OSV I (if you purchased OSV II then they would be slightly different by a few $)

Since this is four separate deeds, even if in one contract then, yes, you do need to pay the activation fee four times. In answer to a prior question, yes, you can sell individually in the future should you choose to do so. Depending upon just how they're bundled, you may need to work with them to separate before selling, but I have been told by one of the favored and reputable brokers here (JudiKoz) that this can be done. We have a contract with two deeds bundled.

Given the way things ended up with four deeds, is it possible that they were never bundled together and that these came from potentially four different owners? ( I am just curious )

Only the estoppel (s) would prove?

Too late now but you should have received/requested the estoppel during the purchase process before signing the deed(s). It does come from HGVC but needs to be requested.

Thank you very much for all your help. I reached out to Hilton to confirm this year’s maintenance fees, and the amount for 2024 is exactly $1,484.55. It’s a bit lower than I had expected, which is a relief, and I’ll check again once the fees for 2025 are available.
I also contacted a dealer I know at RE/MAX, rather than the agency I originally worked with, and they provided me with additional details. This experience has made me realize again the importance of a trustworthy dealer. With so many HGV properties out there, this is my first time encountering this kind of situation, and I’ve realized it’s best not to buy from agencies that only handle low-priced properties.

So you must own Seaworld OSV II. HGVC gave you the MFs including the optional/voluntary $7 ARCA contribution (which we don't include and I don't pay)
