As you have figured out it was a ploy.
Capital Cove at National Harbor's Property Owner's Association (POA) underlying Maintenance Fees are indeed currently lower than the underlying 2009 maintenance fees established by Seawatch Plantation's POA.
Capital Cove at National Harbor's underlying POA Maintenance Fee is roughly $2.87 per thousand points. Who knows what they will be in USE YEAR 2010 after the resort is open for occupancy.
That is low especially if you take the points are points attitude. But, to get those points you will have to pony up far more than they are worth by making your purchase from the developer. It just is not worth the cost.
Note, common sense tells me that they are in part lower because the new resort is under construction and to keep sales moving along. But, they are also probably understated now because of where National Harbor is located and because of the anticipated revenue that will be generated from commercial enterprises that lease out space at the Resort.
To me the benefit of owning BEACH FRONT property with it's inherent higher cost to get and keep Advance Reservation Priority (ARP) is more important than the current advantage of owning at a resort with less cost for maintenance.
In time, inflation and/or currently unidentified costs will cause National Harbor's POA fees to increase.
The VOA (Vacation Ownership Association) is the entity to which all Wyndham Points owners assign their points. It, the VOA, is run by a Board of Directors exclusively populated by Executives that are employed by Wyndham. They, the "Board," have a fidicuary duty to operate the Trust for the benefit of the members of the Association; but they and only they will determine when and how much to increase the fee associated with "Club Wyndham Plus" in accordance with the terms, restrictions and conditions set forth in the Trust Agreement.
How much each points owner pays to cover the fees associated with Club Wyndham Plus is determined by the overall number of points in the owner's account. An owner who owns more than 300,000 total points will currently pay 53 cents per thousand. To own less than 300,000 points will cost you more per thousand.
Jercal10 pointed out HOA's are separate at the Wyndham Myrtle Beach developements. They are identified as POA's by Wyndham but Jercal10 is correct there has been no vote by the POA to merge the POAs.
Sometimes when we go to Owner's Updates we hear things out of the mouth of the Sales people that are outright untrue and sometimes the salesperson out of ignorance or with the intent to mislead will state something that is true but only if you understand it in the appropriate context.
In almost every case if cornered, the "weasels" will tell you that the contract governs and if they said what you said they said you either misunderstood or they never said what you said they said. (Now that was a mouth full!) :hysterical:
They want you to be confused by the facts and they want you to jump to conclusions that are not correct. In many cases they want you to sell yourself by not clairfying things for you in an honest and forthright manner.
FACT: POA maintenance fees at Ocean Boulevard are currently LESS expensive than Seawatch Plantation and there is no practical reason for owners at Ocean Boulevard to knowlingly vote to combine POA's or their maintenance fees with Seawatch, Westwinds and The Cottages.
FACT: For purposes of the Club Wyndham Plus Program all four resorts: Westwinds, The Cottages, Sea Watch Plantation - all towers and villas, and Ocean Boulevard -all towers are recognized as your HOME RESORT for ARP purposes.
Exactly when that was decided is unknown; but I am sure that was the situation as of January 17, 2007. Maybe the POAs got together and agreed to allowing ARP at all four resorts regardless of which POA you belonged to.
But, I believe it is more likely that when Fairfield set up the points reservation system prior to the Wyndham takeover a certain code or codes were used by reservations to determine "home resort" at Myrtle Beach and Wyndham has left it that way.
Since I intended to someday buy into Wyndham Myrtle Beach and specificly into Wyndham Ocean Boulevard I specifically asked Wyndham Corporate to give me in writing what my ARP would be.
Quoting from the letter:
Your home resort is Wyndham Myrtle Beach Resorts. This entitles you to ARP at the following Wyndham Myrtle Beach Resorts; The Cottages, Ocean Boulevard-all towers, Sea Watch Plantation-all toweres and villas, and Westwinds.
Even though I have that in writing, I still protected myself by buying resale from a Seller that had Ocean Boulevard Points because of the four Wyndham Points resorts at Myrtle Beach Ocean Boulevard has the lowest maintenance fees.
