San Diego County Delinquent Properties Auction

The snip below is from a newsletter from the San Diego County Tax Collector's office. The auction usually includes some timeshare weeks, and bargains can be had. I

We've seen these from Orange County CA also, but nobody has ever reported buying one. I'm always curious if the new owner is responsible for back maintenance fees in addition to the taxes. The bidder information only discussed liens.

For Orange County Marriott usually buys up the Newport Coast deeds.
 
This one is interesting from last year, Todd Hood buys up a lot of them, outbidding Grand Pacific and an Insurance Agency.

We use to flip properties. Mostly dilapidated with good bones. The properties won at auction usually had a list of amounts owed for all to see. It was important to have a title report to see what other issues like liens the property had.

So how does this work for a deeded timeshare ? I'm thinking at the very least there could be mf issues.

Good question. When I was just getting started with timeshares, San Bernardino County listed timeshares in their foreclosed property. (They probably still do.) If my memory is correct (and it often isn't), San Bernardino said the properties were free and clear of all liens and encumbrances, including amounts owed to HOAs and community associations as well as back taxes from the county, and all titles were clear. The only things that weren't cleared were claims by government agencies other than San Bernardino County.

The accompanying language for the San Diego auction is not nearly as broad.

Now I'm thinking timeshares might be exempt from sales tax. It's hard for me to say as I haven't paid for the last four timeshares we have acquired, lol.
