I have been trying to decide if I should buy a Royal. I was there for week 48 at the Royal Sands and loved it. The property and staff were excellent.

I have seen a couple week 38 & 41 available for great prices. My concern is it is hurricane season! PJ has been wonderful giving me information on the unit locatcations. One is RC and the other RI.

Should I hold out for a non holiday week between Thanksgiving & Christmas?
That is my prefered time.

Week 44 at the Sands is listed for $6,900. That sounds like a good price to me. All the prices listed are Asking Prices, which means they will probably sell for less. It’s easy to buy but hard to sell a timeshare!

I wouldn’t worry about hurricanes. We’ve been going during weeks 42, 43 and 44 for over 30 years and were only hurricaned on one time.

Make sure you check if the week you are looking at is for annual usage or every other year usage. There is generally a considerable difference in the asking price between annual ownership as opposed to every other year ownership. That week 44 ad for $6900 looks to be every other year ownership. (fixed EOY odd)

Every Other Year was available at the Sands and also Haciendas, but not at the Tri-Royals. Note that a very few Sands units were sold as only the suite-half or only the lockoff-half, as are some Haciendas units.

You will be served better by avoiding the Thanksgiving week and Christmas weeks. THe cost will be much less. I am a 35 year owner in the Royal Mayan and that is my suggestion for this time of year. Early Dec would be best cost wise. Royal Mayan has the best prices for these weeks. Sands and Haciendas are much higher. Remember that you can use ALL Royals locations when you go with the card they give you.
