Having never been to Mexico, what is the Royal Mayan like? Looks like there's lots to do there. What's the weather like in late November? Is this a timeshare? If so, do you have any idea what the cost is?
 
Royal Mayan is a TS and part of the Royal Resorts-Royal Carribean, Royal Islander are known as the tri- royals because they are close together. Wonderful resort, very clean,friendly staff with onsite restaurants,mini mart and travel agency,multi pools.

We went in 2003 late October and the weather was wonderful in the 80's. Mayan is cozier than the others,lots of activites ,tram takes you to the other Royals. Bus system nearby.
Xcaret eco park ,Tulum Mayan ruins,water sports,snorkeling,shopping,gorgeous aqua blue water and limestone white sandy beach. Not sure how wide the beach is after the hurricanes.

Not sure what you mean by the cost... to buy,to trade or to rent?

The Mexican government spent millions of dollars rebuilding the entire Cancun beach in February & March 2006. The beaches are wider now than they were before the hurricane.

Jill, I keep an eye on resale prices at the Royals and can give you a pretty good idea of what the market value is. Just tell me what week, what view and I'll give you an idea of what it should (or did) cost. Ask here or via PM or E-mail.
The weather in late November is usually pretty nice and it's a reasonably priced time to buy.
 
Have you reviewed royalresorts.com ? -- if not, look there, click on Resorts Gallery and Cancun. There you will get a wealth of information about these terrific resorts. Also, with some websites, I think they stretch the truth; with Royal Resorts, I think they are right on!

As for the plusses and minusses, I'd sum it up as:

Plusses:
- wonderful rooms (not the most luxurious, but incredibly comfortable)
- terrific staff
- 3 lovely pools
- shuttle to sister Royal resorts
- great poolside food
- connected to Caribbean and Islander so those activities/restaurants are like they are part of the Mayan
- tremendous activity program for all ages
- lovely beach and practically all rooms have gorgeous view

Minusses:
- a little more distant from shopping and the city (maybe 10 more minutes on the local bus???)
- uh, uh, uh, that's it!

One more thing, I like to describe the Mayan as a more comfortable resort than the Royal Sands which tends to be more hotel-like and a little more for those who like a faster pace; more crowds; more contemporary feel. That is not good or bad, just a preference thing.
