Room map at Kauai Marriott

I am interested in buying at the Marriott on Kauai and I am sure that there will be some screaming deals on ebay during the next few months. I have looked completely through the stickys and cannot find a map that indicates which rooms are actually ocean front, ocean view, etc. at the Marriott Kauai Beach property. Since ebay listings are notoriously inaccurate, I am wondering if there is a list of which rooms are ocean front, one bedroom units, two bedroom units, etc. Even having which rooms are in which building would be helpful. There are 3 Towers at the Beach Club
1 Tower is Hotel rooms The majority look over the pool
1 Tower is considered Garden/Ocean View this looks out over the pool area towards the bay from the back of the property
The Tower on the beach are the only Ocean Front rooms. The majority are 1 bedroom lockoffs, very few 2 bedroom units.
This is a great old property, the rooms have been renovated or are in the process. The grounds are undergoing renovations, the central courtyard is outstanding and feeding time at the koy pond is a sight to see.
We stayed for a week and bought resale when we returned home.
The only downside are the MF are very high in HI.
For us the upside of this resort outweighed the high MF.

Marriott Kauai rooms continued

Thanks Jay. Do you know which numbers are in which buildings? I can't find a room map anywhere and when I call the resort I get the "we can't give you any info without a valid reservation" run around. Suffice it to say I am not going to rely on the ebay sellers to tell the truth! If I manage to get a unit, I will make it my mission to document room numbers when I visit and put it on TUG. It is the least I can do to try to repay all the fantastic help I have gotten here.
I agree it is a cool property. And I just hope to get grandfathered in
to whatever grand scheme Marriott has up its sleeve
for next year after I buy resale. I already own 2 1/2 weeks on Maui
so I am used to the high maintenance fees. I don't like them, but nothing compares to Hawaii for me. I just can't resist these bargain prices on the "name" timeshares this last year. And owning Westin and Marriott allows me to get great trades to keep the adventurous husband happy. I would be happy going back to the Maui Schooner every single year! Marcy

The Kilohana Tower is all Oceanfront with beautiful views.
The Kahaili Tower is Oceanview - in back of property.

There are also two three story buildings. The Nou Nou building is oceanview and the Waialeale is oceanfront.

The deal to find is the two-bedroom unit. There are only 38-40 of them. You can lock off and exchange both sides with II. Difference in maintenance fees are only a couple of hundred bucks. Even with the studio lockoff I have had consistent success. For example, I have exchanged the studio for the Marriott Newport Coast Villas and the Waiohai Beach Club a number of times. (non-summer months of course)

Marriott at Kauai Beach Club

Y unit ou asked about buying on ebay and how to know which is beach front. As a former owner, I can tell you that information was available when buying from the Marriott, but I doubt you can find out except by looking at the owner's deed. Ours was for an ocean front and at the time we bought, the less expensive option was "garden view". I recently have sold 3 of my Hawaii timeshares and can assure you I would only sell through a broker, and only buy through a trustworthy individual. My last "for sale by owner" purchase took 6 months to finalize because deeded units were no longer being sold by the resort and only want to sell points. This is not as safe, in my opinion, as resales are difficult. I tried to sell back to Marriott and they charge for the "right of first refusal" and the paperwork can hold up a sale no matter whether Ebay or an agent. The seller has to pay almot $200 for this letter. If the price is too low on Ebay, Marriott will buy it and you lose! One of the reasons they are selling so low, is because the maintenance fee is much higher for the same size as other Marriotts, and a few years ago they charged a high fee to all owners because of hurricane damage.
