ROFR…is this true?

We own 2 weeks at HKB, we are retired and really relax in Maui. We are thinking of adding a third float week. The developer price is around $90, along with significant World of Hyatt points which we would certainly use.

The salesman discouraged us from trying to buy resale because Hyatt would certainly exercise their ROFR if the deal is good. And no WOH points, etc.

Anyone have experience with their deal and ROFR? Or with purchasing a resale unit in general?

"if the deal is good" is relative. If you get it for $30K that's a pretty darned good deal compared to paying $90K to the developer. Folks can chime in but my impression is deals around that price survive ROFR.

Me thinks there is another reason why the salesman discouraged you from buying resale.

I bought mine on EBay 5 years ago when Hyatt luckily wasn’t doing ROFR at all. Got a Plat week in Key West for $3k. Always worth a shot to try and save money

World of Hyatt isn't the deal they make it out to be. It is the worst-possible way to use your points. Don't worry about "missing out" on a bonus that's not worth much.

The only reason to buy Maui is if you want to stay there 100% of the time. If you trade, you pay the highest maintenance fee in the system and someone else gets your week.

The ‘significant amount’ of World of Hyatt points can be looked at in $ value terms.

WoH points are valued at about 1.7 cents per point. If you do the math you will see what the true value of those points are worth.

I wouldn’t worry about ROFR as there are always weeks for sale in the resale market

Bought my Gold week 4 years ago - Hyatt did not exercise ROFR. The salesperson was blowing smoke because he gets zippo if you buy resale.

I just closed on a HVC for free and they didn't exercise ROFR.
Would you please share the details of what you bought (resort, season, unit size, annual vs EOY) and how much you paid, so others have a good reference point? Much appreciated.

Mine was 240,000 points every other even year. The seller paid all costs. MF are 2200 on even years. From what I can gather thats enough points for two weeks of one bedrooms and 1 week at two bedrooms (some are higher and I'm thinking of buying another) I bought from timeshare nations. I honestly was suprised that Hyatt didn't exercise ROFR. The resort was The Welk but it was points so I didn't really care. Platinum Points. I believe I'm able to trade with both RCI and II. I haven't done anything with that yet since my usage won't start until 2026. I believe points for this year were banked for me to use but I can't say for sure. I should add it has taken awhile to close. I purchased it on 7/15 and theyre just processing the new deed/title now. I assume this was due to ROFR process. I just saw another HVC 300,000 annual points for sale 395$ with seller paying closing costs.

Sounds like you bought into Hyatt Vacation Club / Welk, which is a different subforum under Hyatt.

This subforum is the for Hyatt Residence Club. It is a different set of resorts than Welk, and it is not integrated (but we do get a fee discount using Interval for Welk bookings). Not sure if that is reciprocal.

No wonder your 240,000 EOY points were free. The uncertainty with the Hyatt takeover of Welk has not helped (nor hurt) the resale price of $0.

I agree, but according to HVC they're both under that banner now with the Residence Club considered the Heritage Collection and the Welk properties considered the Platinum and are interchangeable through II. I'll have to wait and see.

Interchangeable through II is kind of misleading. Every resort is interchangeable through II. You do get an exchange fee discount through II. I suspect we will see a cross booking using points between Welk and Hyatt in the future. Marriott Vacations just takes a long time with these things.

Hi,

I am not sure of the fees the seller paid. I don't think they were listed on the documents I signed. The used a closing company. I found it on timesharenation Mine was 240,000 even year. I just saw one for 120,000 points a year on ebay with a $200 incentive (they pay you) but the MF were 2200. The MF for mine are 2200 every even year so the later unit seemed high.

I highly recommend CalResorts.com if you are looking to buy resale Welk/HVC Platinum Points. (For that matter, they also have some deeded weeks for sale, both fixed and floating weeks.)

On the CalResorts.com home page, I find it hard to see their listings, so here's the trick. There's a large blue box smack dab in the middle of the page that says "TIMESHARE LISTINGS." Toward the bottom of that box, you can download their listings. It's the "best" kind of download: it simply opens a new tab in your browser and you don't have to give any identifying information.

Cal Resorts is the largest reseller of Welk/HVC ownership in the country. I recommend that you carefully review the paperwork (I have sometimes found mistakes); they are honest and will quickly correct anything you find amiss. They are normally far more affordable that RedWeek. They're also very good at setting prices that avoid ROFR.
