Riviera Beach and Spa Resort VS. Capistrano Surfside [merged]

Riviera Beach and Spa Resort

I see this resport in Capistrano Beach come up a lot on II. Has anyone stayed here recently to give feeback?

I cannot comment on staying there as I actually have never seen it. I can tell you that owning it (in the past) was a pleasure because the MF's were pretty reasonable for a beach unit and it trades WELL. My ex-wife inhertited it from her Mom and I have seen the list of great trades they got from that unit.
 
Riviera Shores

I stayed at Riviera Shores, which is the sister resort right next door to Riviera Beach and Spa, a couple of weeks ago. So, I cannot comment on the suites at Riviera Beach, but as it does share amenities with Riviera Shores, I can comment on those.

Firstly, there is a restaurant on the 4th floor of Riviera Beach, which I think is a little above average in price but excellent in cuisine. It has limited hours (not open really past 8pm and closed on Mondays?).

There are two swimming pools, the larger one being nicer and busy with families. It is across the street from the beach and there is a very helpful activity center where you can check out beach items.

They have on-site a lady who does spa treatments, which my mom found to be very reasonable in price and also excellent for her skin.

In addition, there are several lounges scattered throughout the complex--like 5 of them or so... I think it is because the resort was built in stages back in the 1980s(?). So, if you want to read a book or play board games, there are plenty of places to do so outside your suite.

Finally, our one bedroom suite at Riviera Shores was very clean and had a great oceanview. It had a spa tub, but it wasn't fancy or big at all--but it suited my mom. So, I imagine that Riviera Beach is similar--clean and has a great oceanview if you can get it.

We intend to go again sometime in the future. Let me know if you have anymore questions.
 
Has anyone been to both or seen both of these resorts to give me feeback on which one to book?

We are owners at Riviera Beach for 7yrs.We would never trade it have to much fun there.Will be there in July can't wait the staff is great.All The 1BDR 1 & 2 BTHS are ocean front.They have 2 great pools and 2 spas,Exercise room,Beach Bikes,Tanning beds,Sauna,pool table,Arcade for the kids, on & on.
Dana Point has some of the best restaurants and shopping.I surf so Dohney across the Hwy is the best.The suites have everything you need all have BBQ'S on the balconies.Think they have the flat screen TVs in all the suites by now.And the 4Th floor restaurant is great and view to die for.I think if you have a chance to get one of these units jump on it....

The Riviera resorts are in bldgs that have 4 floors, therefore most of the rooms have great views. At Capistrano Beach, the blds is two story and only the top floor has much of a view. Also the pool at Capistrano Beach is very small where there are two pools at Riviera with one being pretty big.

We own at Surfside and traded last year to Riviera

Purchased Surfside resale 1999 and have stayed there just about every year. Bill is incorrect on the number of floors at Surfside (there are 3). The second and third floor one bedroom "A" units are all ocean side. Bill is right about Riviera. Both resorts are nice. The reviews do reveal the big complaint (not ours) about being right on Pacific Coast Highway and then across from the railroad tracks. Surfside has installed good windows that pretty much weaken the noise, but we always keep our windows open regardless.

We like Surfside because it is close to the overpass to the beach. The beach is very rocky but great for walking (beach shoes required). The pools at Riviera are better, but the one at Surfside is certainly adequate. The restaurant in Riviera is over priced but beautiful at sunset. Nice bar as well.
Mexican restaurant (Olamendes ?) between the resorts is one of the best in Orange County.
