right to use timeshares

I am not comfortable buying a timeshare that I will own for the rest of my life. Where can I find right to own timeshares for a certain numbers of years?
 
There was a thread here a while back about a company that was selling 3 year RTU timeshares in California??? My memory is not that good but, check it out. Also, many of the Mexico timeshares are RTU. Frankly, I am happy with ownership. If purchased at the right price for the right reason, you can at least sell it. (Of course, you can with some RTU too).:cool:
 
Some right to use are permanent or for 99 years duration, deeding is just impractical in areas such as the Caribbean or Europe. Others start at 25 - 40 years of usage and run down from there.

Where are you looking to buy?
 
If Cancun, I would look at the Royals. They have a form of RTU where you get some or all of the money back when the RTU (long term lease) is over

They are 5 stars and trade well via II. (They lock out, but I don't think II will accept the studio...so some rent it.

www.mexicondo.com go to resales and see what the prices and residuals are...this does not work with the Royals on Cayman or the Pelican.....but if Tom sees this, he will probably tell you the positives of the units on Cayman Islands.

A RTU does not mean you can give back the unit when you want. You will still have to try to sell the lease.
 
Maybe a Royal Holiday Club membership would be a good idea for you. The memberships were originally sold for 30 year RTU. You can find one resale with less than that remaining. Then you could stay at any Royal Holiday affiliated resort or trade your points through rci.
 
Look at Vacation Internationael. They are a well known, point based TS with lots of RTU packages (they also have some non expiring memberships). They have lots of west coast / hawaii resorts and can do some internal trades with sunterra.

One company which has lots is www.HiSeason.com

Right to Use

We have discussed this on these threads a number times. The question usually comes up as to what the use is. Right to use can be what is called an estate in land called a life estate. Some of the Hawaii timeshares had these in the early days. Now days, in Mexico and other countries where the government owns the land, this ownership is a leasehold and recendly we have even seen them constructed as licenses. I personally like owning a small fraction of the land and most timeshares are put together with fee simple ownership (what the law calls the best type of ownership you can have). It is a personal choice. I would never own anything but fee simple.
 
RTU bought resale can be stress free

We own 3 weeks fee simple in Hawaii. We use it. We love it there. The 10% - 12% annual increase for several years shows no sign of slowing. If this goes on for too long, then :eek:
We bought Pueblo Bonito Mazatlan resale super cheap (under 1000 even after all fees) in 2001 with about 14 years left on the RTU. Their maintenance fee escalation is contractually locked to the U.S. inflation rate (I forget which index). Tranquility :) So far, we have only used it for trading and primarily inside the 45 day window.

Let me piggyback on this posting as I read your question and thought of Pueblo Bonito right away. There are some excellent deals on the original Mazatlan property and most of the RTUs there expire 2017. Ten more years and you're done. And it is a great resort, superb! Look for deals on eBay and also on some resale sites. I was looking at them alot recently because I love Mazatlan and just stayed at PB this past November. If you email me or PM me, I'm sure I can dig up the names/email addies of some folks who had weeks for sale there. I can forward that info to you & you could contact them if you want to explore it further.

Oh, another nice thing about Pueblo Bonito in Maz is their free shuttle bus to their new swank Emerald Bay property. You can even dine there and charge it to your room tab at the original PB. Not too shabby! :hi:

Edited to say: You can also look at Canada's timeshare resorts. They are also RTU for the most part. Plus their maint fees tend to be a bit lower because of the exchange rate (not as favorable to US citizens as a few years back, but still in our favor.)

I think the RTU vs deeded issue is overdone. But this is a reverse situation where one wants it to expire. DVC, MX and the Caribbean some to mind, I suspect HI as well but don't know for sure. Just weigh carefully what a given resort will do for you and don't let the RTU be too big of an influence, EITHER way. For DVC you can get expirations of 2042, 2054 & 2057. Paradise Village in PV MX has 2033 & 2045 plus a few accelerated contracts where you can borrow ahead and force it to "expire" earlier if you want. The Royals have various expirations as well depending on which resort.
