Resort Fees at Massanutten

I have a reservation checked in this Saturday at Woodstone. I booked through RCI. I called the resort to check how much is the resort fees. They told me I'll pay at the owner's rate and the fee is per bedroom, not per unit. I have a 4 bedroom unit so the resort fees for 7 nights will be close to $140. Is that right?
 
It was $4.25 or $4.50 per bedroom per night which would have been around $125. It is possible that it went up. Non owner rate was $198. but even though it says $7.00 effective 1/1/2023 there is also mention of $7.75 per bedroom per night which would make it $217 for non owners.

I don't see where they said in the last newsletter that fees were increasing but it wouldn't be surprising if they did.

Interesting. I just called their owner services. She said they went up. Owners start at $4.75. Exchangers $7.75. So you may have gotten a slight discount. Until the front desk gets the 2023 chart!
 
I don't understand why they don't simply post this on the resort fee page of the website and put it in the owner newsletter. I don't like it going up, but it looks like it is less than the current inflation rate.

What did you pay in resort fees?
It was $119 for the week but I didn't stay the entire week. I checked out at 4pm on the third day, they refunded me the money and only charged me for 2 nights. They didn't charge me the day of check out either.

I am sure they do a lot of partial week resort fee refunds.

I had 2 Summit weeks booked through RCI at 5 TPUs each and at the $159 VV internal exchange fee rate per week.

We stayed Fri night through Sunday last weekend. And Wednesday night through Sunday this weekend.

It looked to me like they were at 80 to 90% occupation on the weekends and maybe 15% on the weekdays we were there. Not to mention Fairfax County Public Schools (largest school system in VA) did not have students in school the Thursday and Friday we were there. I paid the resort fee for all of our 1st week, but had it refunded for 4 days when we checked out early during the last week.

the following VV resorts show an increase of the resort fee starting July 1st on RCI
Vacation Village at Bonaventure (4025)
Vacation Village at Weston (5773)
Mizner Place at Weston Town Center (7559)
The Cliffs at Peace Canyon (6389)

The following resorts don't show any increase of the resort fee for the moment
Vacation Village at Parkway (4940)
The Berkley, Orlando (DJ50)

I'm confused. This seems to be completely different than the fees listed in the first few posts of this thread. Is Massanutten a VV resort? Does it have a different fee structure than the others? Should this be in its own thread?

Each VV resort has a different resort fee structure. Most have a fee per week whatever the room size but some like Massanutten have a resort fee per night per number of bedrooms.

VV Massanutten resorts on RCI are at least those:
Eagle Trace at Massanutten (2293)
Eagle Trace at Killy Court (2650)
Regal Vistas at Massanutten (C152)
Massanutten's Shenandoah Villas (1645)

Woodstone at Massanutten (5711)
 
Is Massanutten a VV resort?
It is an affiliate and in some ways has many similarities. (Importantly, it is an internal exchange in RCI weeks.) But it is owned and operated by Great Eastern.

It is not managed by Daily Management like the VV owned resorts I am familiar with.

Ideally, the other VV resorts resort fees would be in a separate thread. However, it is not a huge community on here that reads and posts things in the VV section.
 
VV Massanutten resorts on RCI are at least those:

It is the only Massanutten division that is controlled by an independent board instead of Great Eastern. It is also an affiliate of Vacation Village and can be traded in either II or RCI.

To me, the most interesting (though not clearly stated) resort fee structure in the VV/Great Easter/Massanutten family of resorts is the Wilderness Presidential Resort at Chancellorsville VA.

It is 10.95 a night or $61.50 for a week (20% off the daily rate if you make it a full week). I have wondered the way it is worded if you booked 21 days on RCI Points if they would let you off for $61.50.

I like it there fine, but 3 or 4 days is plenty for me.

Per the spring/summer owners newsletter, the owner's rate went to $5.35 per night per bedroom on June 1st.
