Resort comparisons - Hono Koa. [Split from ROFR thread]

The room/lanai/view in Hawaii is very important so worth the extra $ - but that's just me. I also like AC because we travel to HI in the summer. Others may not care. I don't care about room/view much at places when we are out the room most of the day e.g. skiing, Disney - exchanging those properties and getting the worst room at the resort is okay because of location/amenities.
That is why we bought Hono Koa oceanfront. Our lanai is 35 feet from the water. The ocean is loud at night, but I love it. The unit has six sets of sliding doors, and only three lead to the lanai. The other three are just giant windows with Juliet-type railings, but there is no room to step out. The lanai is the best. Lots of room.

There was one visit in summer, I sure wished we had AC. No trades blowing, and it was 98 degrees several days that trip.

Beach erosion is a real problem in Kahana and Honokowai.

With the exception of the lack of AC and the furnishings, the lanais sounds lovely. We stayed at the Hyatt Kaanapali Residences last summer on a preview package and we loved the sound of the ocean at night.

Are you concerned that the beach erosion may create a need for a MF assessment in the future if it impacts the property?

Absolutely! We are very worried that it is going to cost all of us down that shoreline. The condo complexes on either side of Hono Koa, Kaleialoha and Hale Ono Loa, are also very concerned. Kahana Beach and Sands of Kahana are having issues, and so are all of the rental properties nearby.

Some experts on Maui erosion say they are not worried about the sand and believe the problem will correct itself, but it's not going to happen before our oceanfront deck collapses. It was blocked off this last trip in March.

Kaleialoha put up barriers to keep people from going to the ocean from the grass because the rocks going into the ocean were unstable. They were worried about a collapse of the rocks beneath the feet of swimmers and snorkelers. It's a huge problem. Hale Ono Loa also blocked some entrances into the water from their retaining wall. It's a scary issue. Both of those condo complexes are blaming Hono Koa for trying to fix the problem by adding sand a few years ago. I don't know what the engineers were hoping to accomplish, but the sand wore away quickly and apparently caused more erosion to the neighboring properties.

It's an ongoing problem that will require the county to step up and maybe give the resorts some expert advice.
 
I hope these resorts have a reserve to take this into account. Your MF may be lower now but owners may be paying for it later.
 
When we were on a boat trip last week our driver, a life long Maui resident, doesn’t believe there is a problem with beach erosion. He believes the amount of beach depends on how the storms/trade winds come in each year. His claim was that over the years the beaches have always fluctuated. I think a lot are in denial over the issue.

I’d say when a building that has stood there for years is now up to the ocean, there is erosion.

The deck at Hono Koa is sinking into the water. Scary stuff. The sea wall is not holding up, which keeps the water from intruding on the property. It gets pummeled by waves regularly, but the erosion is what is hurting the wall.

The staff has everything close to the ocean blocked for now. They keep hoping for a solution. None forthcoming so far. I think we are going to get hit with a big assessment. But I would bet the neighbors on either side of us will be hit hardest. We only own 3 annual weeks.

Kahana Beach, if you are familiar with that property, used to have a lot of beach in front of the wall around the pool That beach is gone.
