Rescind? Massanutten Regal Vistas

Hi folks! Im a Tugger of several years, and one who would never" buy from a developer. We've bought and sold several and have been very happy. This year, we bought at The Summit at Massanutten. Floating Red Week-4 bedrooms. Our dear friends did, too. Same deal. Both on ebay for under $2k. We always travel together for our christmas vacation. Our destination is always Massanutten, so the goal is to get that week there every year. We do know we will have to book way ahead. No problem.

While we were there, we all did the timeshare presentation. They bit, we didnt. I tried to talk them into rescending until they could research more. They say they are very happy with what they got. I only care because they are our closest friends and we want them to be happy. I think they were mislead (imagine that) and want to get them facts. (Wednesday 12/28 is day 7, I believe.)

Here's what they did:

Traded their 4/4 red floating at Summit for Week 4- 4/2 at Regal Vistas. They were told they get 4 weeks a year. I think what they "meant" was there are 2 units attached so they get 1 week in each if they bank and then two bonus weeks. They seem to be really, really sold on the benefit of the Gold Card, which I am not. Its nice, but not a huge selling point (sidenote:they are absolutely not giving id's to anyone who buys resale anymore. Trust me, I fought and took it all the way to the top, verbally and in writing). Its a beautiful place with upgrades galore and she loves that its all on one level for aging parents. It has an attached garage and is in a gated community with a separate pool. Nice, but worth the cost? Week 4? They have kids in school. Week 4 will never work. They bought it with the plan of trading internally. I do not think this is going to work to their advantage...even though the salesman said oh, yes, you can easily trade within. My thought? Sure...til they are all built and sold...then they will be booked and no trading will happen! Anyway, in addition to the trade (which the developer "gave" $18,000 for, they paid $9000 for the new one. Maintenance fees are about the same.

Any and all thoughts and advice welcome and greatly appreciated. I hate to see them make a mistake they cant get out of. And, if its a bargain...believe me..I will be thrilled for them. We cant find any sales online, and only a few really high ad's $20,000 and $30,000 range.

This is a common situation for many TUGGERs. Last year, I ran into a similar dilemma when friends of mind purchased a 1 bedroom unit, week 4 at FLBR for $4,300. They were so thrilled that they got such a great deal and were bragging about the purchase. This is a resort which usually has at least a few weeks for sale on eBay at any given time for $1.00 with closing costs included and sometimes the current years maintenance fees.

My recommendation is that since you have already advised them to rescind and they have chosen not too, then you have done your part. They are happy with their purchase and you, being their friend should support their decision whether you agree or not.

Rest peacefully that you did your part by advocating rescinding while they research more. If they are fine with it and they can afford it, let sleeping dogs lay. You don't want your friends to feel like they made a mistake and that you told them so.

Maybe you could encourage them to purchase a membership to TUG or better yet, buy them one with the money you saved on your original purchase.

You said your piece... gave it the ol' college try. It didn't work.
They're sold and even if you rub their noses in it, you'll still lose.

Keep pushing and they'll get annoyed and resent you for it.
If you want to keep them as friends, let it go and move on.

Well thanks folks. I was looking for advice to share with them before it was too late. Sadly, it is now too late.
