Resale Value of my timeshare

Hello. Just joined. I have a red week studio at Villa Del Palmar, Cabo, Gold Membership. Does anyone have an idea of its value for resale? Thanks

If you owe money on it (a loan) it absolutely has ZERO resale value.

And, most Timeshare resales are worth little or nothing (regardless of owing money on them or not). Read all the forums and you'll likely agree.

I know it's not what you want to hear but it is what it is.

It likely has $0 value. Probably hard to even give away.
 
The wording of the resort membership contract you have will specify various features and benefits and it’s that info which will determine value centers it has.

Some can have good value or unused credits or free weeks, bonus weeks available others might be willing to pay to use and so on.
 
@Mjroeser the first thing you should find out is how much your resort charges to transfer the membership to a new party. There is no deed, and what you have is the right to use the property for a listed amount of time for a set number of years. Mexican TSs often charge several multiples of annual fees to transfer your interest to someone else.
Then you can decide how badly you want out.

Gold memberships are now converted to points when they transfer. A Gold winter studio converts to 1200 points, I believe. I converted my Gold HOLIDAY VDPM studio to points this year. It converted to 1550 points. A reputable seller on eBay earlier this month listed a 1550-point VDPM membership starting at $1, NO ONE BID. That tells you what your membership is worth. You can surrender your membership to UVC. I believe they charge one mtnc fee to do that; might be more.

How does this happen regarding the conversion to points ? Was it a paid for upgrade or just an upgrade because UVCI is maybe wanting everyone in points ? To me that seems like a good thing because the gold studio turned into points could reserve a larger unit through point banking.

UVC sent me an email a few months ago inviting me to convert my Gold Holdiay studio to points at no cost to me. I assume they want everyone in points that had a Gold contract. They emailed me the necessary paperwork. I don't remember if I had to have it notarized or not. Then a while later they emailed me that the process was complete. They did an excellent job because even my two banked weeks (now 1550 points each) were still there. My mtnc is appx $30 more/year. Right now the mtnc is 50-cents per point, so my 1550-point contract mtnc is $775/yr. You keep the same contract end date your original Gold contract had. One perk of the point contract is that preferred time (equivalent to Gold time--the extra summer season week you get if you pay extra mtnc) is a better deal. For example, with my Gold contract, a summer week would cost my regular mtnc which was appx $740. With points, a summer studio at VDPM PVR is 800 points, so $400 extra mtnc. I just took advantage of the BOGO offer and booked a summer studio at VDPM PVR for $400, and got a second week for free. So...two weeks in a summer studio for a grand total of $400. I'd call that a deal.

Just looked through my old emails. The offer to convert for free was emailed to me on April 1, 2024. The offer was good for 30 days. The letter stated, "Limited time offer to select UVC members for the next 30 days." The process did not take long. On April 18th I was emailed my new account number.

Somewhere in the verbiage this was called, "Loyalty Conversion Program."
 
When you convert to points, are you able to specify the units you reserve? Ocean view/front, higher floor, etc? Curious.

No. Your unit is assigned at check in but there are different inventories for the different clubs. Point members can reserve ocean front penthouses. Currently, the points membership inventory is better rooms in better locations of the resorts than gold or premiere memberships. Eventually, when all of the gold memberships expire, it will be all points in the different clubs.

Two other important perks that were impacted upon resale were you could only bank for one year, and you could only book Holidays 60 days out. I've seen a couple of Tuggers mention they didn't lose those perks when they bought resale points, but those memberships seemed to be connected somehow to the Cancun resort. Before I let UVC convert my Gold Holiday studio to points, I specifically asked the rep if I could still book Holidays more than 60 days out and she said yes.

But then he said something like the only way there would be, would be if an owner deposited their week for exchange. Maybe the 2-bdrms will lock off like Grand Mayan does and the second bdrm becomes a "studio." I have no clue how much of what he said was true.

They do say a lot, lol. Supposedly, the construction was going to begin this year. I have reservations for next year so I kind of doubt construction will begin other than a possible demolition of the Villa del Mar.

If VdM isn't down soon - they might as well keep it up till after Mexican Holidays / when PV hotels are more than 100% full.

They might be waiting to see if there is an economic downturn in the USA and Canada. During the 2007-2009 slump I sometimes felt like we were the only ones in Mexico. The Arco in Cabo was only about 35% to 45% full those winters.

If it's a Gold Winter week and all that is left to pay are the yearly maintenance fees it might have a little resale value. What hurts the value is it being a studio. How many years left on the right to use and what is the membership pre-fix ? The pre-fix are the first numbers of the membership and could be 16-, 18- or 35-. The pre-fix determines what resorts are included in your membership.
