Renting out reserved hotel on Airbnb

Hi Folks,

I just became a new HGVC owner last year.

I have reserved the quin in new york from June 5-9. I just found out I need to travel back to China during the summer because of some family issues. I am now trying to list it on airbnb to cover the cost and not waste it.

Any good suggestions? And by using airbnb, if some one only book 2 nights, it is possible to sell the last 2 days to another person?

Thanks a lot and sorry for being such a newbie into this. I already got a lot of great information on TUG when buying my timeshare!

Is the Quin where you own, and did you reserve your home week? If so, you can rent it out.

If the Quin is not where you own and it is not your home week, then renting out a unit is against the rules. However, there might be someone one these boards who is willing to help you with that.
 
I don't believe you can split the reservation, as they won't clean the room or issue new keys as far as I know.
 
Set up the calendar on airbnb so that it is 4 night minimum, 4 night maximum. Don't let a renter take part of the nights, and leave you hanging with the other nights.
 
You are more than 30 days out, so you can just cancel the reservation and get your points back. Or am I missing something?

I do not own the quin I saw it does have an option saying guest certificate. I thought it could be transferred. Where does the quin say it wouldn't allow transfer?

I havent canceleld before. I paid points and 65 to book. So basically I will get my points back and just lose the reservation fee right?

Thats a genius idea. I was just wondering whether there will be actually people finding it. I wish I can rent out on bookings just under the quins lol. but if I can get the points back I might just cancel it.

If you booked w/ regular Club points, yes -- your points will be returned and you just forfeit your booking fee. The points will go back into the same "bucket" they came from, so for example, if they came from 2023 points, they would return as 2023 points; if they were saved points from 2022, they would return as those, etc. You could call customer service to verify the cancellation details if you are unsure.

You can also "park" this reservation by rebooking this rez to Orlando SeaWorld Silver season Studio 3 nights in early December 2023, regain most points, and rebook this rez to something you actually want to book. That will save you your booking fee.

Per the OP, the current reservation is for June 5-9. Since this reservation is now < 61 days, it is non-changeable, but it still is >= 31 days so it is cancellable w/o any loss of points (just the reservation fee).

 
If you do not own Quin, HGVC forbids renting out the unit. If they find your listing you could be sanctioned if not your home week. Guest certificates are for friends and family only.

NYC will also levy transient tax (significant) and other licensing fees for your rental. It may be a lot more hassle than what it is worth. Many counties and cities track AirBnB for violations. In the Lake Tahoe county where we own a vacation rental, we are required to post the county permit number on the AirBnB, VRBO advertisements and they scan for this information looking for violations. The cost and effort for the permit far exceeds the cost of a 4 day rental because it is designed for 365 day wholly owned units.

Transfer of the reservation is allowed, even at Quin. What is not allowed is to rent out the reservation if it is not a Home Week reservation, which is only available to owners. This is not specific to the Quin, but is an overall HGVC rule. By rule, even an owner can't rent out a reservation other than a Home Week.

I'm sure that folks have transferred a reservation to "friends" and might have received some payment. But doing this via Airbnb is not only against the rules, it's a bad idea.

That sounds like a very high level play... I am just nwew to the game, haha! Thanks for the advice and will explore more.
 
Totally agree. Its not worth the trouble unless some body do it for a living. I mean the rental thing.

Thank everyone for the help. I will just cancel for now and pay the reservation fee again. Guess its the most painless option to go. However if I cannot use up all the points this year and/or next year, what is the best way to recover the cost? I saw you have 4X my points O_O! Do you get to use them up everytime or you basically invite all friends and families with your plan now.

As a timeshare owner, you better start using them! The key is to borrow future points for current year.

If you have leftover points, you can save them for a fee. The fee increases as the year goes by. In November or December it reaches something like $150. Which in your situation could easily be 15% of the MF and club fee you're paying.

Be smart - use points as you go, and even borrow from future year.

I saw you have 4X my points O_O! Do you get to use them up everytime or you basically invite all friends and families with your plan now.

I use them all. I'm out of 2024 points already. I don't give them out to other people. I use them for 50/50 for me-wife travel or me-wife-kids.

I also rented two home weeks during Superbowl hoping to make a big buck. We'll see.
