Renting out a lockout unit question

The timeshares that I own are lockouts which is great however this gives me more travel time than I can use if I lock them out. Most of the time now my wife and I are traveling alone and it is a shame to use a two bedroom for just the two of us. My question is this, could I reserve our two bedroom unit and put the efficiency part of it on Redweek before I actually lock it out, then lock it out once I get an interested party? This would save the lockout fee in case I don't find a renter, leave the option of someone going with us open and not put me in the position of having a week that I paid to lockout that I can't use.

The other option is to sell one of my weeks, but I bought from the developer and I am trying not to incur the loss, especially since I just bought one of them in Feb.. This is also why I am trying to maximize the value that I get from them.
 
With respect to lockout units I own, there is no fee to split the units, unless you are depositing the unit(s) with and exchange company, and will be paying them an exchange fee.

I would suggest that you get two separate reservations (will have to be for the same time) for you unit -- one reservation for the "larger" unit, and a separate reservaton for the "lockoff" unit.

That way, if you want to rent the lockoff unit, you have an owner's reservation for that part. If you decide that you don't want to rent, but want to use the full unit, you have reservations covering that option.

Renting Out Lock-Off Timeshare.

We reserved our "floating week" 3BR lock-off timeshare unit for check-in in October 2006. All we needed for our own use was the 2BR "A" unit, so we rented out the adjoining 1BR lock-off "B" unit.

We faxed & E-Mailed the front desk ahead of time to let them know our renters would be checking in separately & would need key-cards coded differently from the key-cards for our 2BR "A" unit.

Everybody had a nice time, & our renters E-Mailed us a nice thank-you after they returned home.

That was the 1st time we rented out part of our lock-off timeshare while we were occupying the other part ourselves. Every time we rented it out before that, it was either the "A" unit or the "B" unit by itself.

My units are Marriotts and there is a lockout fee charged by Marriott, $104.00 I think. The thing that worries me is when I have to show the potential renter proof that I have a legitimate reservation it will show as a two bedroom on my reservation unless I do the lockout in advance. If I get a rentor I will definitely do the lockout so they could have their own reservation. I am just trying to avoid doing the lockout until after I get a rentor. This way if I fail to rent it out I won't spend money to get an extra reservation that I can't use and it will go unused.

Has anybody rented out an efficiency before locking it out? If so how did you go about it?

Not a problem. I do it all the time. Piece of cake. Email me or better yet email me your tel # and I will call you. In the meantime checkout my rental agreement contract found in the Advice section under Rental Contracts. The Advice section is found on Tug's Home page at the upper right hand corner to the left of Join Tug. Once on the Advice section you will need to scroll down to the Renting Timeshares section.

I called Marriott today with the same question!

I don't know if you own Marriott but, if the man I spoke to this afternoon at Marriott was correct, you can indeed make a reservation for your entire 2br/2ba villa then, at a later date, exercise the lock-off option. The scenario does not work in reverse, however; i.e. exercise the lock-off option but then decide to rent or use it as a full 2br/2ba villa. I was told there would be no guarantee that the units would be near one another upon check-in.
