RENTING MY TIMESHARE ( DEEDED WEEK OR POINTS)

1. WHERE IS BEST AND SAFEST PLACE TO RENT MY DEEDED WEEK OR POINTS ?
2. IS THERE A PLACE THAT RENTS IT FOR YOU AND HAS LIAIBILITY INSURANCE AS PART OF DEAL? WHERE/COST/ETC.
3. IS IT EASIER TO RENT POINTS THAN WEEKS?
4. BEST WAY TO SET PRICE?

1. Weeks - Redweek, brokers, Facebook; Points - www.vacationpointexchange.com
2. Not usually, but can ask a broker or rental agent you are thinking of using if they do.
3. Depends on the week. For points, they are a commodity so usually lowest price goes first.
4. Look at comparable listings, e.g., Hawaii weeks on Redweek will be listed lower than the same week on vacationcandy.com. Price for the comparable site listings and renter demographic. No one-price fits all.
5. Check out the Rental Forum at the TUG level...generic to any timeshare. That said, points are usually done by 1) Payment received, 2) 3-way call with MVCI while points are transferred in realtime.
 
I don't really know too much about points rentals but as to weeks:

Redweek, VacationCandy, Koala, and a Canadian website that I saw mentioned here. Canadian site has a strange name such as kijiji or something similar.

The foregoing all confirm that you're a deeded owner via telephone call (or so I think) but I'm really not clear on how they do this. I was interested in an Internet-advertised timeshare, got detailed info from the seller, called his owners' services, and was told "we can't give out any information about our owners, we won't confirm anything". Maybe they sound more trustworthy than I do. :)

There are others. For example, you can do craigslist or Facebook Marketplace, but recognize that you've got to be very careful to prevent becoming a victim of a scam as you could be dealing with someone who may make it appear that they're interested renters while actually just wanting to rob you in some way. And, of course, scams can go both ways as all resorts report that families show up having allegedly rented from someone on craigslist...but they're not in the computer system at all. Then it's kids crying, parents having lost their money and stranded without anyplace to go, and there's oftentimes nothing the resort can do.

Also airbnb. But that site is mostly for people who want three days, four days, and perhaps even one or two days. A good bit more work for you and will only be an option if your resort management will agree to keep changing who's on the reservation and keep sending people to do a complete cleaning/bed making for which you'll likely have to pay each time.

As for insurance, I'm not sure what you want insured. If it's the unit itself, as soon as you designate your tenant as your guest via your guest certificate (or whatever your resort calls it), that party is the one checking in. That party is the one who provides his/her credit card for "incidentals" (for charges to the room as well if they steal a TV set). Perhaps your resort rules might state that you're still ultimately responsible for damage so that's something to check.

If you mean insurance for your payment, many websites collect from the tenant, hold the money in escrow, and release 100% good funds to you upon the tenant's being able to check in. Not the case in craigslist or Facebook.

So check the terms and conditions and standard operating procedure of each website and see what might work for you.
 
I have only used Redweek to rent out weeks. I used their full service option, get the e check the day after renters check in. Only action on my part is switching name on reservation with MVC. I look on Redweek what other people are renting for, I check on Marriott Hotel site to see what the cash price of staying is, make sure I beat that, and cover my MF.
Aruba in January, Orlando in December were very easy to rent.

Jeff, reading this post and the one about a trip to Maui, you sound very new to timesharing. Are you an owner and if so, what do you own? Getting your legs under you will take time AND experiences. Specific to this post, you don't sound like someone who's ready to rent out as it's not for the faint of heart and you sound nervous. IMO timeshare are for using not for renting, not because I'm against renting (other than over the top truly commercial ventures) but rather it's not a good play for most people most of the time.
