Renting destination points back to Marriotts

Has anyone been asked to participate in Marriott led destination points rental program in exchange for purchasing extra points. We were asked to buy 2500 and were guaranteed that we could rent points to Marriotts every year to recoup all our maintenance fees. Thanks in advance

No such method exists to rent points to Marriott. You could rent points on the open market. But that's not what you are describing.

That is assuming the OP was speaking directly with Marriott at a Marriott property and not some scam over the phone or Internet.

If you own Marriott Points you can rent them out, however I would not call it a good investment because of the huge cash outlay.

Purchasing 2500 points thru Marriott would likely cost you somewhere between $30,000 to $45,000. You'd rent these points for about 70 cents per point. Trust me, Marriott won't rent them from you. Why would they?

Amazing what the salespeople tell you. We recently went to a sales pitch for owners and the salesman told us how he was making a business over his thousands of points and then transferring them to renters for high dollar (he would book in demand weeks at beach resorts). I recently heard that Marriott is trying to crack down on this practice from its owners! Maybe they should tell their salespeople not to pitch that option! I think the salespeople might be reducing trust in the Marriott name. Anyway, anyone know where is the safest place to rent points or what is the best procedure to do so? I know about vacation point exchange but there seems to be alot of scams on there.

It is a misleading sales pitch. Even if it were true, which it is not, stop for a moment and actually think about what the sales pitch involves:
1) you must purchase 2500 MVC Trust Points;
2) let's just assume for discussion sake that purchase costs you $42,500;
3) let's assume you can rent those 2500 points annually for more than the cost of the maintenance fee per point, but that excess is typically less than 5 cents per point more than the annual MF;
4) thus, you have 2500 points, after paying the MF you earn an extra $0.05 x 2500 = $125;
5) the time frame to recover the capital outlay of $42,500 by earning $125 each year is 340 years ($42,500 / $125 = 340).

Do you really want to spend the money to purchase points that you don't use and hope to instead rent out? It'll take you 340 years to recover the cost, and that is assuming you actually rent the points for at least 5 cents more than the per point MF (which is not a given BTW).

Good to know. I was asking because we had a presentation at OceanWatch where it was heavily pushed to buy more points (or a bundle deal) to be able to rent out points reservations and cover our maintenance fees.

I posted this in a different thread but it applies. Here is an analogy, think how silly it would be to spend tens of thousands to buy points just to rent back to cover MF:
Buy this car for $50,000, then give it to a rental car pool which will cover your annual expenses (gas, insurance, etc.), but you don't get to use the car or make any profit, and you are out the $50,000. Brilliant.

Do you own any points? Do you own an enrolled week? If not, you cannot rent points directly.
