RCI Points - Home Resort Rental

I know you are not permitted to rent out RCI exchanges.

The part I am not clear on is whether I am permitted to rent out my Home Resort. I own a Grandview Las Vegas 1 bedroom 49K points week. To book my Home week I still book through RCI, but I do not pay an exchange fee.

I have an excess of RCI points at the moment. Some are set to expire the end of June and cannot be extended further. I can secure a Home week for May.

Can I book my Home Week and rent it out on TUG or Redweek? Or is this not permitted with any RCI points?

I believe that you are allowed to rent out your actual home week. However, my understanding is that the actual home week reservations need to be made 13 months in advance. I don't think there is any fee to make your deeded reservation with RCI points. So if it wants to charge you, it probably isn't a true home reservation.

I have extended points before, and because I had a lot of points, I felt like it was a pretty good value.

EDIT: I just read that you can't extend them further. Do you happen to have platinum? I think that buys you an additional 2 years, so that could be an option.

I do have Platinum, but I still have points that cannot be extended further. I picked the unit up on resale in 2019 and it came with two years accrued points. Then COVID hit which restricted our use.

Home weeks can be booked 13 months in advance, but my understanding is you can book later subject to availability.

I clicked on "Book Exchange" then "Home Reservation Options" then "Home Week" and it pumped out a May 2022 week.

I am now booked and will toss it up on Redweek and TUG (at 45 days)

Most resorts require you to book at that 13 month booking period and will only show you your home week priority if you book then. For most resorts even if your home week is still available you will pay the full exchange fee if you book later. VV affiliates can book their home week later as long as it is still available through the rci home week portal and will not charge you to book. You can rent these out. I do not know if RCI will charge the guest cert fee. The last time I rented my home points week was many years ago and at that time the guest cert was required but the fee was $0. That may have changed. I am also not sure if Redweek would be able to verify an RCI points home week if you are looking to do verified through them.

I am renting out a couple of my Divi Home Week units this year that are enrolled in RCI Points. The RCI Guest Certificate fee was about $74 each with my RCI Platinum discount. Divi states you need a guest certificate issued for a guest or renter. I also contact the resort directly and notify them of who is coming.

Not surprised. RCI used to waive that fee but why turn down another revenue stream and since not a whole lot of rci points owners reserve and rent out their home weeks, they don't have to listen to that many people complaining.

There was an option for a guest certificate and it had an associated charge.

I have occasionally used Redweek to rent off an excess week, but I have never used their verified service as I am not at all interested in having them as a middle man for a variety of reasons. I am not in the business of renting time share weeks. My goal is generally not to lose the value of my MF. I, therefore, look at the prevailing advertised market for rentals at the same resort and same time period. I then price mine somewhere below that, but above my MF. My experience is my units goes before a verified at a higher price.
 
You can do verified but not choose them to do payment options. So for an additional $14.99 they will verify your confirmation- typically you forward your confirmation and then they call the resort to verify and then they slap their verified stamp on your ad. You still take your own direct payment and they have nothing else to do with the reservation.

Sounds simple enough but it didn't work out that way in my recent experiences. I listed three contracts with RedWeek.com verification. The contracts were sold before RedWeek.com finished verification.
