This is awkward as it may seem that I'm ditching HGVC. I actually love the program but why sell, you ask?

I went on a buying spree when I first learned of resale timeshares and HGVC was my very first purchase. I bought points in Orlando which isn't bad at all but we stayed at the Lagoon Tower and the Bay Club this year (back to back) and since after those stays, I can't stop toying with the idea of a peak-season 2BR week in HHV or HWV. Says the chief-of-staff, "No problem. Go get that HI timeshare but get rid of the Orlando one first." So, firing the chief-of-staff is not on the table for reasons I would rather not get into.

Hence, my questions to the HGVC Brain Trust:
1. If my membership# has only one contract under it, selling that lone contract would effectively close my membership#, right?

2. What will happen to the reservation that I already booked if we were to close the transfer prior to checkin?

3. If I were to deposit the points to RCI instead, would they be safe or would they be in limbo? I guess this is also dependent on the answer to #1.

4. I guess it's now too late to convert the 2016 points to HHonors as that would have been the safest harbor for the points during ownership transition?

5. Any other suggestions for a smoother ownership transition? My hunch is to get contract #2 recorded @Hilton's registry prior to closing the transfer of contract #1. But I'm guessing this will not amiably change the answers to questions #2 and #3?

#2 - just a guess, but I don't think it would be impacted. When you book the reservation they take the points, charge you the fees, and give you a confirmation number. If the next day your HGVC account blows up and you sell your unit I don't see why it would impact your booked/confirmed reservation. Whoever ends up with your unit won't have the points in there since you've used them. But your reservation would be fine.

If you sell your last contract the reservation will transfer to the new owner and your account goes poof. Same with RCI. HH points is the only way as you surmised.

Consider this, will a new buyer be willing to pay top dollar now with no points until 2017 assuming you could keep them? Even if they get 2016 points the home booking preference will be gone by the time you close the sale.

Will you be able to make a prime summer booking if you purchase now, knowing the club window has already opened and all the weeks are picked over?

I think Sept is a good time to buy or sell, and target 2017 for new ownership reservations, I think you missed the window for selling 2016 points.

Weeks 51 & 51 are fixed event weeks. You'll need to own that week or wait until one of those weeks are released by a 51/52 fixed week owner. See Event weeks - http://www.hgvclubprogram.com/content/2015-HGV-Season-Chart.pdf

You understand the only reason to give up your Orlando resort and own Hawaii is if you're going to book during the home week reservation window which requires you to check-in on the designated check-in day in your unit size for a full 7 night stay otherwise you're competing with everyone else (if you want a different check-in date, unit size and/or number of nights).

HHV designated check-in day is Saturday.

Bay club has a little more flexibility. It requires a Thursday, Friday, Saturday or Sunday check-in. But I don't think it's hard to book Bay Club during Club Season at the nine month mark. (UGH I can't login into the HGVC site :annoyed:)

I own at both the HHV and also Seaworld. I use my home week at the HHV, and add to it with points from my Seaworld. My suggestion to you would be to try the point exchange for a year before selling and re-buying into Hawaii. Hawaii maintenance fees are higher. HHV high season is harder, but not impossible to get during club season, but it isn't that hard to get into the Bay Club or HWV any more. If it works out, then you can save money in MF's, but have to pay club fee for exchange.
Down the road, I plan to take my granddaughter(10 months old now) to Disneyworld, and probably rent out my HHV one for couple of years.

It's what I feared but thanks for the confirmation, Dave. It's back to drawing board I guess or, hopefully, finding that very patient buyer.

Is it just me or is it really hard to see a 2BR availability at Lagoon Tower during peak summer months (during my high school kids' time off) even when browsing at the very opening of club reservation period?

I'm envious. I wish I could keep both my Orlando and another Waikiki HGVC but wife is threatening to get the MF shortfall from my hobby fund.

You are correct. To book LT during peak times, you need to log in at the very beginning of the 9 month window. People who want to stay there during specific times on a regular basis buy there.

The majority of kids are off between late June and mid August. So booking Lagoon Tower during July and August is difficult especially two bedrooms due to the high demand and limited availability. If your kids get out of school in early June, definitely target this timeframe.

During peak summer months, you have to be willing to take any summer date that becomes available in any two bedroom unit type (standard, plus or premier). The best strategy for high demand weeks during the Club reservation window is to book your first three days as soon as the booking windows opens at midnight eastern time and keep adding on.

If HHV is not available, you can always book any of the Big Island resorts as a backup and keep checking for HHV availability from time to time. Folks sometimes change their travel plans and HGVC sometimes releases more weeks.

Also keep in mind that Spring Break is another option. It still requires the midnight booking at the nine month mark but spring break doesn't occur on the same week for all kids.

Once your kids are in college, you'll have other potential travel dates like January and May (if they still want to vacation with their parents ;) )

I did the switch you are talking about upgrading to an 8400 from a 6200, selling the 6200 in the process of buying the 8400. Because the buy / sell started August 27 and did not finish until December 28 I lost the summer club window we usually book our home week. Like the vast majority of HHV owners we book our home week (in our case every summer). This year due to the upgrade we had to use club points. We did not get what we wanted for this year but did manage to get 7 consecutive days with 4 in a LT two bedroom OV that we will have in the future followed by 3 in a GW one bedroom with not too many points left over in club season booking. If you intend to stay in a 2 bedroom OV in the summer at HHV my advice is to do the upgrade even if you lose one year. With the home week priority you know you are getting your week when you need to. With children we are limited in time for vacation so for us it is a must since we really prefer Oahu, Honolulu and HHV. To each there own but the peace of mind and comparatively easy scheduling is a necessity to us since we go every summer and plan to continue to for as long as we can, or until travel plans change :rofl:.
