Questions Re HRC Kaanapali

Hi there. We would like to book a 2BR unit to visit the Hyatt Kaanapali, but have these questions.

1. If I book a 2BR using CUP points, can I split it into a 1BR and studio and rent the studio, as we are only 2 people?
2. Are all the 2BRs at Hyatt Kaanapali lockoff units?
3. Are all the 2BRs at Hyatt Kaanapali ocean view units? Or will be at risk of getting a mountain view (my current understanding is that only the 1BR units are mountain view)

None of the HKB units are lockoffs.

They do have dedicated one bedroom units; half are OV units and half are IV units..

All of the 2bd and 3bd units at HKB are OV.

This will be a difficult reservation unless you are very flexible as to what week.
 
Thanks for the info, great to know that. I would think my chances of getting an OV 1BR would not be good, so best to splurge the 2200 points and just get the 2BR to be sure. We are super flexible as to when we can travel.

Good choice. The lowest floor 1 bedroom is a dungeon room. We no longer exchange into 1 bedrooms unless we are using hotel points and it specifies ocean view
 
Wow this is awesome thanks. We show up early and whip it out at check-in, then slink to the worst possible room when they chuckle and assign it to us, lol
This was manually transposed from the Resort-Map.
I overlaid the Room-#'s by inference from the Hyatt site.

From the map you can see that there are NO 1BR-Units on the 10th & 11th floor.
9 x 1BR-Units are Island-Facing and 10 are Ocean-View. However, the 1BR Ocean-View on the Ground-Level may not have much of a view.
It is also evident that the 3BR-Units on the 10th & 11th floors are set back a little and may not have as nice a view as the other 3BR-Units.

I'm surprised to hear this. I guess I assumed they were because the Marriotts next door are. To me that makes the Marriotts, even though the Hyatts have much nicer amenities, much more valuable.

This is how it is for many of the Hyatt resorts [not just Maui]. Very few Hyatt resorts have Lock-Offs.
As for Maui, the resale prices for Hyatt-Maui are usually higher than Marriott/Westin.
The rental prices for Hyatt-Maui [2BR-Units: $7K+ and 3BR-Units: $10K+ any time of the year] are also higher than Marriott/Westin.

Its too bad because the Hyatt is a better resort amenities wise but without it being a LO, and considering the buy-in and MFs are a good amount higher than Marriott, it would be hard for me to buy there knowing what I know about the MOC
 
All the newer timeshares Hyatt and Nanea could not get zoning for lock offs due to the amount of cars and parking it would generate

Both Westin Kā‘anapali Ocean Resort Villas and Westin Kā‘anapali Ocean Resort Villas North have lockoffs.

North and south are older so they have lock offs. The newest one Nanea does not.
