Questions about purchasing Craigendarroch primarily for Dex EU trading

We are planning to purchase Craig to use (primarily) as a DeX trader and (primarily) for P@P and KBC. I mentioned this in another thread, and it was suggested to start a new thread. I know that all this info is out there, but in many places. So, hopefully, this can summarize things for others who have the same goals 9and for me, of course ).

Purchase:
1. Purchase from Andrew Langton @ https://www.craigendarroch.com/sales/
2. How negotiable are these prices? If I see something listed at £6000, is £5000 resonable? What about £4500? Don’t want to be insulting 
3. Since both 2BR and 3BR Platinum show as Tier 6, maybe 2BR is the sweet spot, even though MF ratio is a tad higher? It’s a “loss” if converting to points, but a win for trading. And we will do some of both.
4. Looking at Andrew’s “for sale” list, I assume that Platinum/11200 is 2BR and Platinum/13440 is 3BR (room size is not listed).


Dex
1. Since this is an EU purchase, I assume that we’re limited to the DeX EU guide, which trades by Tier and can’t use the DeX US guide (which is point-based) for Us properties? This could be advantageous if we buy, say, a 2BR and trade into a 1BR as we’d potentially have points left over.
2. While regular HGVC points are, basically, the same and pooled – as long as one has enough points remaining one could do a Home Week in any owned resort, it seems that this may be different? From what I’ve seen, it seems that a “week” is a week until converted to points, at which point DeX is off the table, even if one had enough total points. Is that correct, or does it work differently from this?
3. How does availability at P@P and KBC look at 11 months (we like to wait until we have airline tickets) for folks who are not bound by holiday schedules or weekends?

Elite:
1. Elite is not a big deal for us, but I know that Craig resale does qualify, so asking anyway for completeness.
2. Does this purchase still get Legacy HGVC Elite levels, or is it only Max at this point?
3. Where is a good summary thread about the levels (tier requirements and perks per tier). I know that this has been well-covered, but having a link here might be useful.

Are there things I forgot to ask that would be good basic information to have in an attempted summary thread for this particular use case?

Prices can be negotiable but it is up to the owners. Andrew will present it to them and then go from there. I have offered less and it was accepted. For the amount difference, not sure....I guess you can offer 5k for a 6k price and see what they say...they can counter

The Tier that you need just depends on the type of rooms that you need, location, and season. I actually prefer Tier 4 one bed plats. Many of the non-HGV locations are Tier 4 and below...and that is most of the world outside of the HGV properties. HGV raised many of their tiers this year. If you want a 2 bed OV at Cabo Azul on a frequent bases, then a Tier 6 would be worth owning. I like the option of using a Tier 4 or paying an upgrade to a 5 or a 6 versus using a Tier 6 for a Tier 4 trade.

I also like the price points better but the 1 bed plat is a bit higher MF/pt than a 2 or 3 bed plat.

DEX EU has many more properties in the online system than what is in the guide and the availability changes daily.

DEX EU is a weekly exchange but you can use the cash option for other lengths. You deposit you Craig week into DEX EU and then exchange it for another week.

Craig still counts for Legacy elite, not Max. There is an Elite page in the HGV portal that you can see all the benefits. The first Elite level doesn't offer much but Elite Plus has some good perks. Elite Premier is really the best and, to me, worth it if you need the points. There is basically no fees for anything, upgrades, $250 lyft credit, 30% discount on OS, additional property options, etc.

There are 995 weeks available at P@P between now and January 2027
