Question on Units at MKO (Ko''Olina)

My trip is coming up here shortly and I just have a few questions on units at KoÓlina. We own a 2 bedroom Ocean View and locked it off this trip. I understand from reading here that there are only a few lock off units at Naia tower and more in Kona and Moana tower. And of course, having our kids with us, my first choice would be the Naia tower. and seeing from previous posts from some owners, I requested certain rooms on certain floors.

Anyway, I was told that there are only 2 bedroom single entries (non lockoffs I assume) starting floors 13, 14, 15 and I guess 16 is only penthouse (?).

So double entries (lock off units) are floors 12 and below. and if I want an ocean view with a view of the pools (instead of ocean view facing the other side I assume is the Marina), only rooms ending in 17, 19, 20-25s are the ones that would have that view and lockoff.. Are these true. I also remember a year or two ago someone posting here the building map of MKO but I don't remember if it had specifics like the rooms/units and facing what view... If anyone has that, if you can please post it here.. thanks so much!

We've been to MKO many times but this is the first time we're staying there as owners so I'm very excited that I get to "request" a nice room with the view I want vs. staying as a guest. :) Very excited and can't wait.
 
I don't think the single entries are just those floors -- I was under the impression that substantially all of the 2BR units are single entry and that there is only two units (on every floor) that is a lock-off configuration. One is next to the 3BR unit and the other is the end unit closest to the ocean.

I will be there next week and see if I can confirm this.

Hi Greg - you are correct. I called again today hoping that I would get a different person and I did. She seems to be more knowledgeable about the units etc. There are a couple of 2 BR lock off units per floor. She gave me some number ( I recall 30+) is the number of 2 BR lock offs in Naia Tower out of 100+ units so it is a low number. Most are non lock offs. She was very helpful. She also told me that the view that I was looking for, ocean view w/ the pool is all the units facing one side of the Naia tower so if you own an ocean view, you will be placed on that side of the building. She said the other side of Naia Tower, even if it is facing some ocean/ or marina, that is considered the Mountain View units. I was happy to know if my request is granted, that I will be placed on that side. I didn't know that the other side is mountain view which is what I was trying to avoid. Now I know. :)

Enjoy your trip! Maybe you can still come back here and keep me posted on room numbers if you know of one lock off w/ ocean view, high floor. We will not be there until July 21st. So excited and my kids can't wait. This is our first stay at KoÓlina as owners. Stayed many times before but as regular guests. Enjoy!

We are in Naia Tower on 7th floor and it is a beautiful view. There is much to like about Ko Olina, enjoy your trip!

Hi Greg - here now and at first I was disappointed that i wasnt assigned at Hale Naia but the fromt desk told me I would not be disappointed with the room I was given at Hale Kona. We opened the door and wow! Its a great view fom 6th floor and an end room. (1 br lock off). Seems bigger than other rooms right in front of lawn and can see the fia fia show on Tuesday night. Haha

I thought people said ask for above 6th to clear palm trees. ?? I guess if its below 5th i wouldnt be too happy but this has great view. Maybe 7th floor or 8th would be better but his will do.

Yes room is a little larger because of the alcove at the entrance door. My son loves putting his roll away bed there. Also you can order another roll away to put in the little room next to the master bedroom.

The only thing to watch for in the Naia if you are OV in the lower floors is the noise. Its been awhile since I've been in Naia, but the lower floors like 7 or even 8 is the noise from the pool early in the morning and late at night. I'm a pretty sound sleeper but it was still kind of loud some days as the pool area is right below you.

That's a good point regarding the noise if one is on a lower floor. That said, we were on the 7th floor earlier this year and didn't notice the noise. My DW is a light sleeper and she would have said something. We were there in May, so there were some kids there, but not as many as we would see in the summer months. Maybe that made a difference.

Here's a picture from our room. Cant wait for FiaFia tonight watchijg from balcony. After beinng here for a few days, my kids (not so little 16 and 12) said they're glad we got Kona tower cux the Naia is far from marketplace, And the kids activity room which theyve gone to every night. Happy with Kona and will request Kona first nect stay.
 
Im in rokm 10422. Will be back to mko by 7pm tonight.

We love staying in the kona tower for the same reasons you have mentioned.

The MV facing the harbor in the Nai'a tower is a great value when using points, I try to reserve that when I'm there.

Probably will get blocked by tower 4 if they ever get around to building it.

Well latest estimate is construction on the 4th tower to "start" in 2022. The 4th tower was originally going to be constructed in 2014 or so. Take the construction of the 4th tower with a grain of salt. It seems VAC is more interested in converting units to trust inventory.

I live on Oahu. It was my understanding that Marriott sold the property where 4 was supposed to go, and another company, cannot recall which one, was going to build there. The 4th tower is on the same parcel where mko is. Unless the lot is subdivided, it would not be possible to sell it off without selling the whole lot. Also lot does not belong to stone development as marriott bought it years ago.

The Chinese companie actually bought the 2 lots that are still undeveloped. The lot next door to aulani and the lot before koolina beach villas.

The lot next to aulani is supposed to be an atlantis brand property. The other lot has yet to be determined what company and operator will be on there.
