Question on an Ebay HGVC The District resale purchase

I bought a one BR Platinum every year The District timeshare on ebay for $5600--7,200 old points 11,500 new points
Free 2022 use-- Free closing
At this point I think the seller is Ok (since it is Ebay I could be wrong)
Supposedly passed ROFR but nothing further has been done
Given the months that have passed I am considering cancelling
First question: Was this even a good deal to start with?
Second question: When does this need to show up in my HGV club account for me to get any real use out of 2022 and is my getting effective use of the 2022 points rapidly becoming less and less likely ?
Any info or suggestions are appreciated

If you are planning on using it for DC, then I'd say it's a decent deal. I bought an EOY of the same deed earlier this year for about $3200, including all closing costs but not the Hilton fees. If you are only looking for points to use at other locations, then I think you could find the same points for less with lower MF's.

You might want to do an online search for the District's public deed filings: https://countyfusion4.kofiletech.us/countyweb/login.do?countyname=WashingtonDC

You have to set up a user id, but there is no charge to search. It might be filed already, but not processed by HGVC.

As far as using it in 2022, it probably depends on where you are looking to use it. Worst case you could save them to 2023 (for a fee) or deposit them/make a res in RCI.

My original plan was to use it but as time goes by I am asking myself if I actually will wind up doing so
I am a HGVC member with 5 SW Florida associated weeks but I have never converted any of my weeks into points so I am a novice when it comes to using points
It does help ( a little ) that it comes with some priority for a NY timeshare-so that the family might be able to get some use there
Is it possible to save the points and the next year get either two weeks of use or two units - or do you loose the priority you might need to reserve the units?

I have both regular Club points and bHC points in my account and they are segregated by Year and Type. There are also separate lines for Saved points, so it appears that they save their characteristics as bHC points. I believe that you would lose the ability to book a Home Week with the Saved points, but they should retain their Priority window.

I would want to try to get something when the cherry blossoms are likely to bloom
Is it likely I could do so without using Home Week priority?
 
There is a Home Week period that starts 12 months from check in that has a 7 night minimum in the unit type and season you own, the next window is Home Resort window that starts 9 months and ends 105 days from check out and has a 1 night minimum. After that there is a Hilton Club Priority Exchange from 104 days to 90 days that allows you rights to some of the NYC properties. Inside 90 days it’s Club Season for all. Owners also have Open Season cash rates within 30 days. There is a HGVC pdf that has all this info.

The problem with the Cherry Blossoms is that they are a moving target. I was in DC 7 or 8 times in 2021 and I can’t remember which trip it was, but I recall the blossoms coming out quit early that year.

Yes, Home week and then bHC priority week starting at 9 months. But only for the bHC you own. I think that bHC have some expanded window versus regular Club points at other bHC locations, but I've never booked any, so not sure on that one.
