Hi. I am looking to add a resale deed to my retail EOY retail purchase. I own at the club in liberty place charleston. We like the club properties because you get 32:1 conversion to HH points. question is besises the conversion rate being higher what am I getting for paying the higher price for the club properties? I know they are more exclusive and you might get an owners lounge. Also what about the ones in NYC. I see some of them operate on a totally different model, almost independent of the club itself.

thanks

You have AI with the BHC properties mean no fees for booking canceling exc.

The stated reason for the existence of bHC is they are supposedly higher luxury properties. That's why they carry the higher conversion ratio (Hilton Hotels can charge more for them in their system). The Chicago property was supposed to be a bHC property, but Hilton Hotels valuation wasn't high enough in the winter to give it the 32:1 ratio.

With the NYC and DC properties, you get longer priority reservation windows and shorter minimum reservations. They can be treated more like hotel rooms than resorts. The Hilton Club property is a stand alone where only owners of that property can make reservations there whereas W57th, The Residences, The Quinn and Central on 5th are eventually opened up to all HGVC owners.

Here is the reservation windows: https://tugbbs.com/forums/threads/2...-club-rules-fees-and-tips.347868/post-2885591
