It is true that where there is no actual ownership but only a "right to use" contract, there is no deed.
However, there may be (i.e., there are almost certainly) internal contract transfer procedures unique to the resort which must be utilized, as well as likely mandatory "transfer fees", which are sometimes quite hefty.
As always, the devil is in the details. Using TUG (or any other venue) to seek a new contract recipient is only the very easy first step.
A good place to start would be to contact the member services dept. at your timeshare and ask them what the procedure would be to transfer ownership & also ask if there is a transfer fee. Since most Mexican timeshares are right-to-use and not deeded properties like we have in the U.S., the transfer is normally handled by the member services dept. It involves just changing the name on their ownership records. Paying closing costs to an escrow agency is usually not needed as there is no deed to transfer.
It might be helpful for you to see if there might be an owners' Facebook page. When we sold our Pueblo Bonito Rose membership, I posted on the Facebook page and quickly found a buyer.
Some say if is a Mexican RTU just stop paying MFs' that the worst thing that will happen is you will get a bunch of nasty phone calls and possibly mail; but that it will eventually go away...
Theo, I just ended an RTU in 2019 after 20 years EOY in the Poconos (No Deed)..I had no complaints... It worked fine for us. Used it for exchanges...It's great to have no maintenance fees any more..No muss; no fuss.....I was never hassled..

I'm not familiar with this particular resort but I think I have seen the entrance sign near Casa del Mar at the north end of Cabo. Is this a Grupo Questro development ? Do you own a week or do you own multiple weeks ?
If you want to try to give it away use the TUG bargain link above. If you owe money other than a maintenance fee no one will want it. Summer weeks and studio units are hit and miss. Winter 1 bedroom units and larger are desired by all the snowbirds in the USA and Canada.
