Pueblo Bonito Sunset Beach - Termination

Hi,

I apologize if my questions seems like every other question, I just have been unable to find the best direction to go.

Story: My In-Laws purchased Pueblo Bonito Sunset Beach in 2006. Junior Suite (1 bathroom), Annual Odd. (I am not sure what else can help explain). Everything has been paid and only the maintenance fee is left. I think they have never used it to be honest. Earlier this year my father in law past away due to cancer. This has left this timeshare with my mother in law, who at this point can and no longer wishes to pay for it. I do not think she is looking for much in return, but I am sure does not want to lose any more money.

Questions:

1.) I cannot find a value of this timeshare. I am assuming it has no value (is this true?). What would be the best thing for her to do so she no longer has to pay the maintenance fees.

2.) With all of the unscrupulous behavior surrounding these time shares. Is there anyone that people trust to assist in the selling/cancelling of these time shares

3.) If posting to sell is the best option, what are the best sites for that

4.) Mexican Timeshare Solutions, are the reputable?

5.) I have not contacted the time share company directly because I feel like they could over power me at this point, with what I know. Are they ever helpful with this type of thing?

6.) Any other thoughts I have not thought of?

I have heard some owners have been successful in turning their week back to the resort but they had to pay a transfer fee. Depending on the original contract, that could be from $100 to $500. Check the contract. It's in very small print but they will honor whatever amount is there.

In addition to offering it in the TUG Bargain Deals forum (if she just wants to give it away) you could also post on the Pueblo Bonito Owners Page on Facebook. It is a closed group so you have to request to join it. Some owners have been successful in selling their units there.

seems like a lot of free PBSB weeks are moving on the facebook page. Try Tugg and PBSB. Make it better by paying the 100 or 500 transfer fee to help it move more quickly.

Sorry about the passing of your father and the situation its left your parents in. We just "adopted" 2 weeks at Pueblo Bonito Sunset Beach from our aging parents. that said we plan to use/trade making it work for us.
 
is there a chance that the membership was in your late fathers name only?

I was hoping that was the case, because the bill came in his name only. Unfortunately, when looking at the contract, they are both on there.

Thank you, I have started an email to the member services to see what they say. That seems like the easiest route if accepted. I tried looking at the contract and to be honest, the small print is a living up to is title. I was not able to see anything about turning the week back in, but did find the transfer fee was $100.

There wasn't anything in the original contract about turning the week back in--that's a relatively new development. But, the contract did give the amount of the transfer fee.

I'm not positive if the fee for turning the unit back is the same as the contractual transfer fee or if they have a different fee for taking the unit back.

offer to pay transfer and give it away here on Tugg or FB PBSB site. You will get it taken off your hands.

PBSB is a nice resort and is also a good trader. (I have two so I know).

You will not get much if anything if you try and sell. If you wait you may be able to get the future owners to pay transfer fee. That said if you want it gone than pay transfer fee. $100 or $500 depending on what is in your certificate.
