Program fee? [Wyndham]

Hi, we are currently Discovery. Thanks to all of you, I see the value in resale. We recently stated at Glacier Canyon and agreed to a ‘meeting’. My sole potential interest in buying direct is for the amenities pass for the wristbands all year round. I inquired about a 28,000 point contract. Long story, they came back with 84,000 points. My question for you guys is, what is a program fee I’ve read about on here? The maintenance fees on the 84k points would be about $67/month per the sales person. IF we paid cash for the points, would we only pay $67 or so per month/Maint fees going forward?

Essentially, yes. However that monthly cost is really an annual fee which is subject to revision based on the property, or club maintenance costs that you own. Putting it in a monthly format is the same slimy tactic used by car sales people who want to fit your budget rather than help you know what you're actually paying. So $804 per year should be maintenance fees and also the club fee. But I’d ask for the financials split out before agreeing to anything, and they should give it to you. (It is definitely split in the contract.)
Curiously, what is the amenities pass for the wristband? I hadn't heard of that before.

The 2021 maintenance fees for Glacier Canyon are $6.99 per thousand points. The 2021 program fees for a developer purchase are another $0.66 per thousand points or a minimum of $185. That means you would need to own a total of 281,000 points to be over the minimum program fee. Those points could be a combination of developer purchased points and resale points. So for 2021 your total annual assessment for 84,000 points at Glacier Canyon would be $772.16 or $64.35 a month.

Make very sure you get it in writing in the sales agreement that you will have day use of the waterparks.

You need to get further proof that you will receive an amenities card. I've inquired many times, both at GSL and GC. GSL is an absolutely not and I have also been told that the GC is discontinued as well.
