Friends of mine - their parents have offered to transfer ownership of a beachfront 1bd plus loft in Pono Kai on Hawaii - sleeps 6.

They’ve owned it for decades but are getting on in age and their kids have been enough to not be interested.

Am heading out there in 2 weeks to check out the resort - I have been to Kauai and love the island - have actually cycled past that resort.

They are not ‘selling it’ but would look to transfer ownership to me

How easy are timeshares to ‘offload’ - so in this case If after a few years I decided I would like to offer to transfer this to someone else - what is the demand like for this resort?

Thanks in advance and appreciate the input!

Looks like a great resort and the friends family have really enjoyed it - just hoping somone can chime in on how easy the Pono Kai timeshares are to offload if/when I’d like to get rid of it!

I have friends who have not been so lucky in getting out of timeshares…
 
Using Interval International as a gauge, it is rare to see Hawaii weeks available on a regular basis. This tells me the demand is likely far greater than the actual supply. But after all, who wouldn't want to visit Hawaii?

I think it may be more important to find out about the financial health of the Resort, as well as upcoming special assessments (if any).

Go to the following website and key in the name of the Resort and see what appears for sales and rentals to give you an idea If it is worthwhile to pursue. If they're selling or renting for peanuts then it is unlikely there is a big demand for that particular Resort. Website below:

How easy are timeshares to ‘offload’ - so in this case If after a few years I decided I would like to offer to transfer this to someone else - what is the demand like for this resort?
I suspect that depends on the annual fees. If memory serves, there are several different associations there, and each one has a different fee structure, so it would be important to know what that week costs.

Pono Kai is a great resort. It is easy walking distance to Kapa'a's main drag, and has a lovely swimmable stretch of beach right in front of the resort. It is on a jogging/bike path that goes a fair bit north of there. I stayed in one of the "bad" units there a few years ago (Building K) on a last-minute discounted exchange, and even with a view of the tennis courts, that was fine. It seemed to be well-kept and cared for. If the fees are reasonable for something that is deeded in an oceanfront building, it should not be hard to re-home when the time comes.
 
It’s not a very nice timeshare. We stayed there for a week and could hear the person in the next door unit snoring along with the people above walking or stomping around.
 
If you are already worrying about unloading it then I wouldn't buy it at all. RENT INSTEAD as needed. Will save you a lot of headaches and likely a lot of airfare if you don't want to go.

It's good that you are going to be visiting. I know nothing about this particular timeshare other than I've seen it pop up occasionally on Interval. It's not a Marriott or Hyatt, but Hawaii timeshare in general are notoriously difficult to trade into and I would imagine this one would give you good trading power on Interval for exchanges.

If I were you, I would not worry so much about how easy it would be to get rid of. I would want to know how much the maintenance fees are per year and maybe what the history has been of increases and what supplemental fees have been imposed for repairs/maintenance. Also, I would want to know what experiences people have had with exchanges. If the fees seem reasonable, I would think a Hawaii timeshare could be nice to have not only as a place to go from time to time, but it would also be a valuable trader on Interval. It all depends on your budget and goals.
 
It's a great location. I would take a free week.
 
Kauai has really bad traffic problems from Kapa'a to Kalaheo. I'm not a fan of Kauai in general but it is one of the most scenic Hawaiian Islands second only to Maui, imo. The Pono Kai unit we stayed in was a 1 bed VI unit with a garden view and I liked it. My brother in law had a direct ocean view 1 bed vrbo unit and it was very nice. I didn't notice any odd noise except the roosters. The resort is nice enough. Kapa'a has plenty of stores and restaurants. The bike / walking path is paved and is in front of the resort next to the ocean. To me it feels like a condo / apartment type facility rather than a resort.

For us, we can visit Pono Kai using Vacation Internationale on the years we decide to go to Kauai. There is no way we would want to go to Kauai every year. If a person owned a Pono Kai I think it would exchange well. Ask @slip would probably know.

No disrespect to the others that have chimed in but I'd really suggest you take up Slip on his offer of information as I would say he is the expert on this resort, having owned/maybe still owns? 20+ weeks at this resort

Thanks to all for the advice - will for sure hit up Slips on this.

I’m told my friends parents have owned their timeshare unit for 30 years or so (could be off a little there) - need to get paperwork from them.

Their yearly maintenance fee is around 1000 - with that I get 7 nights that roll over year to year.

I believe additional nights are 115 ish If available

Again - need to get paperwork and then will follow up here.

Yep - one bedroom plus loft - oceanfront - sleeps 6.

Am close with the family - they’ve loved it but want to pass it along.

The loft part really doesn't matter there at the Pono Kai. Any one bedroom owner can reserve a loft unit based on availability. There are some other things nice with the ownership also.

The way that I see it is that if I want to return to Kauai every year, I would buy a Vistana week/Flex or Marriott week. If I want flexibility, I would buy an inexpensive point system within free internal reservation. I want to own something that I can get rid of quickly when I am done using it. Personally, no matter how much I like Hawaii, I don't want to have to commit to getting on a plane to get there.
 
Definitely hard to get rid of. I couldn't give mine away free. The owners association always has lots that have been returned.
