Family of 5, what is the appropriate amount of points to start. I would like to do a trip for 5 days with the fam and then a few multiple day trips with the wife during the year including one stop to new York with my daughter for a weekend. Total probably 11 to 13 days

You need to look at the points charts for the resorts you want to go to. The points charts are set when the resorts are built an vary by room size and season.

There is no easy answer for you, need to do your own research.

Go to http://myclubwyndham.com and then click on resorts, find the resorts you are interested in, click the webpage for each resort, and then one of the links on each resorts is "view the points chart for this result".

This is an example of what one looks like:

NY is a heavy points hitter- if this isn’t something you plan to do annually I would factor that into consideration. Stayed in a studio for 10 days last year and it wiped me out for the year.

Personally I am a big believer in purchasing/adopting the minimum amount needed for your family. It’s a lot easier to add on points than get rid of them.

Anyone know? I see threads like this and wonder. If you owned a minimum number of points with no VIP benefits, would you

1) be eligible to rent from Wyndham (the rent feature we see during booking) at $12/1000
2) be eligible for bonus time (booking 14 days or less at $5/1000)

If I were just getting my feet wet with Wyndham, those are things to take into consideration, IMO (more points available if you are a bit short).

1.Yes, you would be eligible to rent within the express window (90 days).
2.Yes, eligible for bonus time but you need to have a hk credit available, which likely you would not have if you have a small package. HK credits are $185 in 2025.

Thanks. As a Founder I worry I take too much for granted and I wasn't sure. I think those are 'selling points' for buying less while you get your feet wet.

I am sure the wyndham sales people do that but gloss over the $12 rental fee and the only within the express window and imply that the rental is similar to MF's and can be used with bookings at any time. They also will sell the bonus time without mentioning that the 105,000 package they are selling comes with 1 housekeeping total per year so splitting any reservation or using bonus time will cost an additional $185 for all reservations beyond one per year.

I have no VIP status a bunch of tiny resale contracts and yes I am eligible to use the rental feature and bonus time

Just making an observation that I'm not sure bonus time could be relied on to book Midtown 45 for a week like the OP was asking and would consume a HK.

Here's the points chart for midtown 45, the cheapest week there is 275,000 points and that's a hotel room, studio is 350,000 points.

Kind of crappy how every week of the year is prime there, they shouldn't have been able to get away with that.

Not including a paid HK if needed, a hotel room still comes in below $200 a night with no added taxes or fees. Not dirt cheap, but cheaper than pretty much any reputable hotel.

But it is going to be much availability within 14 days. I did see a 2 night stay in the next 14 days, I think it was Jan 12-14. I imagine when it is not the dead of winter even that might not be available. I think vip's with their discounts and upgrades at 60 days are grabbing a lot of those. They too can use bonus time so for a founders that less than $200 becomes about $80 per night.

Agreed the odds of seeing full week availability anywhere is slim.I think bonus time was definitively designed that way on purpose, it’s adding another way to fill rooms just past the cancellation window.

Because we live with driving distance to 5 properties I find I am logging in fairly often to see what is available.
From what I have seen so far at the resorts I have looked for availability is generally midweek availability…Mostly Monday- Thursday. It makes sense though, work school schedules ect…

I was just addressing the cost issue that Floridaman raised, but sure. I think availability is more of a barrier than cost, then.

11 days in the cheapest room in NY is 3,025,000 points. The cheapest maintenance fees on that would be around $1,200 a month. Club Wyndham Access maintence fees are not the cheapest but it’s very common to own. The maintenance fees for 3.025 million points is about $2,000 a month. You can get a room in the midtown area significantly cheaper than that. In fact you can get two weeks for about $3k in the beginning of June.

There are not a lot of resorts where it’s cheaper to pay cash then rent, but Midtown is one of them.

I'm not sure how you are making your math work for 3 million points. But i'm assuming that's booking two 2BR Presidential units which is way overkill. If they don't mind splitting between 2 rooms, they could get by with a studio and a hotel double and have room for all 5 people. That would cost 1.125 million points for 11 days.

Which is still a lot. But NYC is expensive.

@Richelle I think you are a little off. You can get a 2 BR presidential for 11 nights for 1,148,000 points or a hotel and a studio for 950,000. If you do Sun-Friday times 2 for 10 nights in a 2 BR it is 420,000 for each 5 night stay.

@Richelle I read that is they were looking for a one- off in NY for just one weekend as part of 11days total…

@chillz911 -

You may want to consider some small contracts adding to around 190,000 points to start- assuming your looking for at a 2 bedroom for your 5 day stay with the family…the article below explains that’s kinda the average points needed for a week in a 2 bedroom.

You are absolutely right. I misread that.

You’re right. I removed it anyway because I misread what she was asking for. She wasn’t asking about 11 nights in New York.

And I'm guessing that the OP doesn't understand all the abbreviations that we use here- HK (housekeeping token).

It’s NYC. If the points chart was lower the maintenance fees would be outrageous. It’s correct to have a high points chart to force people (like me) who have low maintenance fee points at other resorts to use a lot of points to book there.

to determine what you "need" your gonna have to look at the points charts and kinda do the math. Id also take into consideration the age of your kids assuming you have 3 if they are all young might wanna bite the bullet and just invest in more points out of the gate, but in my case I had 2 teens that were going to be moving on to college. Bear in mind I dont have the new york stipulation you have but i can tell you that for how we vacation 200k points plus the 300k bonus points we had for 2 years worked out well for us. 200k now that we are down to a family of 3 is plenty of points to vacation how we want to. But we typically vacation in the off season and the places we tend to go dont suck a lot of points. I think i might want more points next year but if i do get more points its likely going to be with another timeshare that has more offerings where Wyndham is lacking or maybe a 100 point dvc contract, but the ultimate decision kinda depends on how business goes this year.

But ultimatelay the amount of points you "need" is pretty well going to be determined on when and where your going to vacation. But i will say that having had a family of 5 and the costs i paid for rooms prior to my ownership and the size of the rooms we get I wish I would have bought, resale, sooner.

Amazing love these comments and feedback.

190k points is a good start thanks everyone, I will look for 190k to 250k range.
Appreciate all the posts!!!

Anyone here have any other timeshares like Hilton or others? How happy are you with Wyndham vs others? I know I will get mostly positive answers but love all feedback in order to make an informed decision.

I'm kind of in the same boat. Family of 5 a week every year (spring break) with some points left over for other stuff. I have 300k and get a 3 br generally. But that really depends on the resorts you go to. If we go to places like Glacier Canyon or Great Smokeys, we have more than enough for a week for just my wife and I during the summer as well. If you're looking at a 3 br at a place like Bonnet Creek or Emerald Grand, you're only getting a week.

That being said, there's more than a few resorts that have what I like to call 2br plus (2 br lock off ot 2 br with a little cove with bunk beds). If you're okay with those 300k can be stretched a bit further.

That's my experience in my almost 4 years of ownership.

Thanks. What places do you typically go to and overall with 300k points do you find the timeshare cost/ value worth it?
