Redweek has a platinum pinon pointe for sale for $4000 week 14 unit 522. I put in an offer to buy it and a week later I received an email it was accepted. Why does redweek take so long? I read another post that can take 2 weeks to get a contract.
What are the chances this passes ROFR?

Nostradamus himself would throw up his hands and say, "It can't be this complicated" when it comes to Hyatt ROFR. Either it passes or it doesn't. I wish there was a better answer. But there isn't. I think it's LIKELY the sale goes through and you get your Sedona week. (And congratulations.) But no guarantees.

Also, nothing about transferring a timeshare happens quickly. They're at the bottom of the real estate totem pole.

I will very likely have the house I'm typing this in listed, under contract, through escrow, and title transferred before you actually own your week. Just how it is. (Yes, I expect to be completely done with this house in less than 30 days.)

I bet the chances of passing ROFR are very slim at that price. I’m going to be listing an annual 2/2 platinum unit soon for $5,500 and I’ll let people know the outcome on here if it sells.

$4000 is an exceptionally low price.

Last year, we purchased 4 x Every-Year Pinon Pointe.
2 x Platinum-EY $5.5K/Each
1 x Platinum-EY $6K
1 x Diamond-EY $8K

That's a good deal! How did I miss this one? I have noticed that listings managed by Redweek are very slow to respond and most of the time, the realtors who respond are not very knowledgeable. If I ever decide to sell my week, I won't be doing full service, as it's frustrating for buyers. Owners have more incentive to respond quickly so those listings are easier to work with.

You should be good. Last month I cleared ROFR on a Platinum week for $4k. I also tried to buy the week you got, but was too late... lol

Congrats!

Now if the whole transfer process didn't take so long. I am hoping to have my full HRC access by September 1.

Is Pinon Pointe the lowest MF / points? There is one diamand week 2200 points listed in Marketplace for 5900, even better than Platinum.

That one is EOYO. Which I believe is severely overpriced.

Thats the catch with Hyatt.

Every contract requires a $157/Contract Club-Fee.
Not financially wise to purchase Low-Points or EOY contracts.
If you have 10-Contracts you owe Hyatt $1570/Year.

Since Hyatt has no Levels [akin to Elite with Marriott/Westin] so irrespective of what you own you are Nickle-Dimed.
Not sure what the $157-Fee covers, as we have to pay for every single request.
  • Reservation-Fee: $41
  • Guest-Name-Fee: $30
  • Cancel/Change-Fee: $51
  • Split-Week-Fee: $39
--Add $6 to all of the above fees if you use a phone.

Interval-Membership: NOT covered by Hyatt. Depends on Level [Gold/Platinum]
Interval-Exchange: $164 [WELK] [Hyatt-Hyatt NOT Allowed]
Interval-Exchange: $209 [OTHER]

The a-la-carte fees made Hyatt exchanges via Interval not the best value.
However, last year Hyatt weeks were severely devalued.
In 2023, 1300-Points got me a 2BR Gold-Season Marriott. Now 1300-Points gets me a Studio.

Great catch. The II change seems day and night. Where to find the new table for II trades (the sticky seems outdated already)?
And I read in Sticky II Gold membership is covered, also outdated?

The Interval membership is included in your MF that you pay to Hyatt every year. It is not charged in addition. You pay one "all-inclusive" MF per year.

Someone may need to fact check me on this as I have never reserved and used my home week, I always use the points to stay in the resorts I favr. You also don't pay this fee if you use your points in Interval. If you exchange your points through Interval, you pay Interval's much higher exchange fee (is it $229?)

    I believe this fee is referring a guest certificate, if you are planning to reserve a unit to be used by someone else and you won't be present. It doesn't apply if you are checking in and bringing guests to stay with you.

  • Cancel/Change-Fee: $51
    Of course, you don't pay this fee unless you actually have to cancel or change a week you have reserved. I have had to bite the bullet on this one. It is a small sting because you already paid the reservation fee and now you are paying this fee to cancel, and you will then be paying a new reservation fee for whatever unit you reserve instead.

    As the name implies, you only pay this fee for reservations that are not a usual week. Think of it as an additional housekeeping fee that the resort has to do for folks staying less than a week, in addition to what they would ordinarily be doing, which is weekly cleanings and setup.

Make sense. Actually I like the flexibility provided for extra fees in internal trades. But for II trades, is it still good? Welk seems to provide some good values in II.

It is not good for II trades anymore. For example, a gold week 2 bedroom would deposit 1880 points but a 2 bedroom in II is now 1950 points.
There’s a thread on this if you want more information and others know way more than me but it is has gone down in value when trading in II. Especially if you have a gold 2 bedroom and can only get a one bedroom.

Once I pay my Club-Dues [$295 ONCE / NOT Per-Contract], I pay NONE of these with my Marriott/Westin ownership.

Since we don't wish to stay at our Home-Resort every year [this is why we bought a TS and not a home], we pay the Reservation-Fee.
Since we make plans early [6-8 months prior], they do change [and 75% of the time they do], we almost always pay a Change-Fee.
Since we have grown-up kids who travel by themselves about 50% of the time we pay a Guest-Fee.
Since the Hyatt portfolio is so tiny [how many more times can I visit the same place], we tried using Interval, which is no longer good value.

What does the $157/Contract get us?

Hyatt MF may seem lower, however, if I want to exchange to other places [other than my Home-Resort every year] either within Hyatt [which is very limited] or Interval, Hyatt is very expensive.

To each their own.

I used to get three to five weeks in II from my single maintenance fee; for a per-night, all-in cost of around $100.

Now I get two to four weeks for around $150.

Don't get me wrong, I'm not happy about the devaluation. But I'm still getting a condo with a kitchen at Motel 6 prices.
