Pending resale contract opinion

I entered into a pending resale agreement today and wanted everyone’s opinion before I signed the papers and made it official. It is for 609000 points at club Wyndham Lake Tahoe south shores. I am paying $250 dollars plus closing costs. Good deal or a mistake? Opinions on lake Tahoe south shore as far as a good contract to own would be appreciated too

Wyndham South Shore has low maintenance fees. Good find, how much are they charging you for closing fees? Are all $609k points available this year? In your contract please have seller state that all remaining 2025 points transfer to you once sale is completed. Where’d you find the contract?

Closing cost are approximately 1500. All points are still available for this year.

Level set your expectations regarding receiving this years points. Usually transfers completed in the 2nd half of the year do not receive the current year points (even if they haven't been used by the seller). Wyndham accounting at it's finest. MAYBE you can fight for them (would you use them this year if you did get them)? Good idea to put in the contract that the remaining 2025 points are yours, but then you'll have to convince Wyndham to transfer them. I've sent a seller my transaction history to prove the points were available and should have transferred to the buyer - he got them - but it was earlier in the year. But really, whether you get this years points or not - I think you got a GREAT deal.

Yes we would definitely use them and have planned to….i really hope we can get them transferred

Would the seller be willing to use LT Transfers instead? They have cheaper fees.

I had to convince Wyndham to transfer the points to me. What I remember the most is the customer service reps saying about the points was “what does your contract say”. If you put it in writing I hope they honor it, but there is always a chance they won’t and you’ll have to fight for your points. What are the maintenance fees?

Agreed it's unlikely you will receive the 2025 current use year points since this will not close until after 6/30/2025, but you can always ask nicely and hope for the best. Make sure to input this request as part of the transfer when the third party agency submits the deed transfer to Wyndham for processing.

Would having the seller make a reservation and adding the buyer as the guest work?
